When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. PLAnE RIVER DR. , STE 100 DENVER. CO 80223 OFFICE (303) 7 15·9BB5 FAX (303) 71 5·9890 Per our conversation, we understand that framing changes had been made at the above subject site. Refer to the attached sketch for location of items in ques tion. The first item in ques tion is the floor truss layout at the Mas ter Bedroom #1. The cantilevered deck was moved to the side of the house and the floor truss direction was changed for the deck framing. Also, a triple 2x8 header was substituted for the plan specified (3) Il<O"x9y," Microllam header at the rear of the house and a 1 1<O"x 11-7/8" Microllam was nailed to the ladder truss spanning across the window opening. We have reviewed this condition and approve of the floor framing and the header at this location. The second item in question is the steel beam supporting the main floor framing for the Mas ter Bedroom #2. The interior column was removed and a WI 8x71 steel beam was substituted for the plan specified W1 6x26. We have reviewed this condition and calculations indicate that the WI 8x7 I steel beam is sufficient to carry the design loads. The third item in question is the steel columns supporting the remaining steel beams. We understand that 2x4 posts were installed in place orthe plan specified 3" diameter adjustable steel columns. We have reviewed this condition for the middle steel beam and calculations indicate an II-2x4 post is required to carry the design loads. At the steel beam nearest the garage, calculations indicate that a 14-2x4 post is required 10 carry the design loads. Please call if you have any questions.
