As well thank you for taking the time to set up story poles and provide such a detailed portfolio of cut sheets. The Roberts' home will be a wonderful compliment to the Aspen Glen community. Receipt of the SAF fee of$3,000, CRAF fee of$3,115.20 (based upon a 5192 square footage total) is hereby acknowledged. Based upon new square footage calculations (6,229.5 sq. ft.) another $622.65 is due for the CRAF. The $20,000 builder's completion deposit will be provided at or before the preconstruction meeting. At the ORC meeting of September 27,2011, the committee granted final approval of your proposed home with the following conditions: I. A revised landscape plan was submitted for review and approved. 2. It was suggested that grow low native grass seed mix be used along the back of curb at the corner to maintain sight lines. 3. It is intended that the native grass areas will be maintained: mowed and irrigated. 4. It was represented that the berms would be no more than 3 feet in height. 5. The applicant proposed to amend the west elevation to reduce the stone which will reduce the perceived mass on that elevation. The ORC approved the amendment but requested a revised elevation, prior to dry-in inspection, outlining the change. 6. It was represented that the roof shingles will be weather wood, 40 year warranty. 7. The ORC requires a building height verification survey to be completed prior to the rough framing inspection. The owner or owner's representative shall submit a completed height survey to Aspen Glen 0080 Bald Eagle Way Carbondale, CO 81623 Tel: (970) 963-3362 Email: lIamont@Sopris.net DRC. The height survey shall be perfurmed by a Colorado professional land surveyor and shall include a statement by the surveyor stating whether the building is/is not in compliance with Garfield County building height rules. The standard form that shall be used is attached to this letter. In the event there is a dispute the ORC reserves the right to verify height with their surveyor. Cost of the survey will be deducted from the builder's completion deposit if the submitted survey was incorrect. A pre-construction meeting on site is required before construction may commence. Please you're your contractor me so we can arrange that meeting. In addition, two additional site inspections are required during construction of the residence. Please contact the ORC Administrator at (970) 963-3362, upon completion of the dry-in phase of construction and for a final site inspection by the ORe. (please have the driveway formed up before the dry-in inspection, if possible.) Details of these procedures are contained in the Design Review application packet Failure to call for any ofthese inspections will result in $1000 per violation which will be deducted from the Builder's Completion Deposit. Prior to closing the file and returning the builder's completion deposit, copies of the Certificate of Occupancy and an Improvement Location Certificate must be provided to the DRC. The ORC may elect to withhold a portion of the Builder's Completion Deposit to ensure that final landscaping is completed and growth is assured. Finally, the HOA has adopted a schedule of Violations & Fines. A copy of which will be provided at the pre-construction meeting. Please fiuniliarize yourself and your sub-contractors and employees with the schedule to avoid unnecessary costs. Please keep in mind that a copy of your approved plans is kept on file for periodic review by the Design Review Committee to assure compliance with your approved plans. Any anticipated changes from your approved plans must be submitted to, reviewed by and receive approval from the Design Review Committee prior to making any changes. In addition, the DRC will expect a revised landscape plan for our files in the event that the final landscape installation is not consistent with the plan that the DRC approved during the standard review process.
