When reviewing a plan and it's discovered that required infonnation has not been provided by the applicant, this will result in the delay of the pennit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this infonnation before the plan review can proceed. Other plans that are in line for review may be given attention before the new infonnation may be reviewed after it has been provided to the Building Department. TWO (2) SETS OF CONSTRUCTION DRAWINGS & TWO (2) SITE PLANS MUST BE SUBMITTEDFOR ALL APPLICATIONS. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line and I original grade. A section showing in detail, from the bottom of the footing to the top of the roof, including re-bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house-rap, (which is required), siding or any approved building material. Engineered foundations may be required. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure B or C, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. All plans submitted must be in compliance with the 2009 IRC, and 2009 IECC. 1. Is a site plan included that identifies the location of the proposed structure or addition and distances to the property lines from each comer of the proposed structure(s) prepared by a licensed surveyor and has the surveyors signature and professional stamp on the drawing? Properties with slopes of 30% or greater must be shown on the site plan. (NOTE Section: 106.2) Any site plan for the placement of any portion of a structure within 50 ft. of a property line and not within a previously surveyed building envelope on a subdivision final plat shall be prepared by a licensed surveyor and have the surveyor's signature and professional stamp on the drawing. Any structure to be built within a building envelope of a lot shown on a recorded subdivision plat shall include a copy of the building envelope as it is shown on the final plat with the proposed structure located within the envelope. Having the property of emitting light that continues for a length of time after excitation by visible or invisible light has been removed. PUBLIC WAY. A street, alley or other parcel of land open to the outside air leading to a street, that has been deeded, dedicated or otherwise permanently appropriated to the public for public use and which has a clear width and height of not less than 10 feet (3048 mm). Seating served by means of egress that is not subject to smoke accumulation within or under a structure. STAIR. A change in elevation, consisting of one or more risers. STAIRWAY. One or more flights of stairs, either exterior or interior, with the necessary landings and platforms connecting them, to form a continuous and uninterrupted passage from one level to another. STAIRWAY, EXTERIOR. A stairway that is open on at least one side, except for required structural columns, beams, handrails and guards. The adjoining open areas shall be either yards, courts or public ways. The other sides of the exterior stairway neeq not be open. STAffiWAY, INTERIOR. A stairway not meeting the definition of an exterior stairway. STAffiWAY, SPIRAL. A stairway having a closed circular form in its plan view with uniform section-shaped treads attached to and radiating from a minimum-diameter supporting column. SIDTE. A group of patient treatment rooms or patient sleeping I rooms within Oroup 1-2 occupancies where staff are in attendance within the suite, for supervision of all patients within the suite and the suite is in compliance with the requirements of Sections 1014.2.2 through 1014.2.7. WINDER. A tread with nonparallel edges. SECTION 1003 GENERAL MEANS OF EGRESS 1003.1 Applicability. The general requirements specified in Sections 1003 through 1013 shall apply to all three elements of the means of egress system, in addition to those specific requirements for the exit access, the exit and the exit discharge detailed elsewhere in this chapter. 1003.2 Ceiling height. The means of egress shall have a ceiling height of not less than 7 feet 6 inches (2286 nom). Exceptions: 1. Sloped ceilings in accordance with Section 1208.2. 2. Every room or space that is an assembly occupancy shall have the occupant load of Ihe room or space posted in a conspicuous place, near the main exit or exit access doorway from the room or space. Posted signs shall be of an approved legible permanenl design and shall be maintained by the owner or authorized agent. 1004.4 Exiting from multiple levels. Where exits serve more than one floor, only Ihe occupant load of each floor considered individually shall be used in computing the required capacity of the exits at Ihal floor, provided that the exit capacity shall not decrease in the direction of egress travel. 1004.5 Egress convergence. Where means of egress from floors above and below converge at an intermediate level, the capacity of the means of egress from the point of convergence shall not be less Ihan the sum of the two floors. 1004.6 Mezzanine levels. The occupant load of a mezzanine level with egress onto a room or area below shall be added to that room or area's occupant load, and the capacity of the exits shall be designed for the total occupant load thus established. 1004.7 Fixed seating. For areas having fixed seats and aisles, the occupant load shall be determined by the number of fixed seats installed therein. For areas having fixed seating without dividing arms, the occupant load shall not be less than the number of seats based on one person for each 18 inches (457 mm) of seating length. The occupant load of seating booths shall be based on one person for each 24 inches (610 mm) of booth seat length measured at tbe backrest of the seating booth. .:. The occupant load in an area with fixed seats is readily determined. In spaces with a combination affixed and loose seating, the occupant load is determined by a combination of the occupant density number from Table 1004.1.1 and a count of the fixed seats. For bleachers, booths and other seating facilities without dividing arms, the occupant load is Simply based on the number of people that can be accommo_ dated in the length of the seat. Measured at the hips an average person occupies about 18 inches (457 mm) on a bench. In a booth, additional space is necessary for "elbow room" while eating. In a circular or curved booth or bench, the measurement should be taken just a few inches from the back of the seat, Which is where a person's hips would be located (see Figure 1004.7). Some assembly spaces may have areas for standing or waiting. For example, some large sports stadiums have "standing room only" areas that they use for sell-out games. The Globe Theater in England has standing room in an area at the front of the theater. This section is not intended to assign an occupant load to the typical circulation aisles in an assembly space. Occupant load for wheelchair spaces should be based on the number of wheelchairs and companion seats that the space was designed for. As specified in Section 1004.9, if the wheelchair spaces may also be utilized for standing space, the occupant load must be determined by the worst-case scenario. 1004.8 Outdoor areas. Yards, patios, courts and similar ouldoor areas accessible to and usable by the building occupants shall be provided with mealls of egress as required by this chapter. The occupant load of such outdoor areas shall be assigned by the building official in accordance with the anticipated use.
