I will try and have one of our response crews come out and do a functional test and help get you on track for the maintenance of this system. As we spoke the garage addition to your existing cabinet and millwork shop (F-1) may present some challenges that would need to be addressed prior to construction. I have reviewed a set of plans dated 09/12/09 with a county permit number of BLCO-1-12-2329. The following are my comments: 1. Plans indicate that the construction type (V-B) with the addition would exceed 7500 sq ft. This would require the installation of fire sprinklers for the entire building per Table A of the amended fire code. We spoke about possible other options i.e. fire wall, separate building ... ) that may eliminate this requirement. More information is required including a stamped set of plans after the final decision is made. 2. Your woodworking operation is existing but the 2009 IBC/IFC requires woodworking operations in excess of 2500 sq ft that "generate finely divided combustible waste" to have a fire sprinkler system. How your dust collection system applies and that it only applies to the specific woodworking operations area (not the whole building or whole space) would require more information from an appropriate design architect. Input from the county building department would also be needed and appropriate. You indicated that the business that would like to occupy this garage space has recently down sized and may not be moving forward with this project at this time. Please let me know the direction that they will be taking and I believe, with the help of your design professional, we can make this project work. Kevin C. It appears you will now be taking over bringing this project to a conclusion. Attached is an e-mail (8/12) to Marc that outlined the requirements and steps that needed to take place. I think, and hopefully, this is just a matter of getting and architect to sign off on the common wall as a fire wall. From talking with Marc, it appears he built a wall that may satisfy the separation of the new part of the building. Then the county, who has already inspected this wall (but not as a fire wall), can sign off that it was constructed to the architect's specs and meets the building code as a fire wall. As we spoke, putting a fire sprinkler system in this building would be expensive at this time since it is not on a municipal water source. I hope this helps and if you have any other questions ,please let me know! Kevin C. From: Kevin Whelan Sent: Tuesday, October 22, 2013 3:53 PM To: 'marc@valcab.com' Cc: 'David Bartholomew'; Orrin Moon; Rob Willits; 'Andy Schwaller' Subject: Garage Bay addition Marc, Thanks for meeting with me out at your shop this afternoon. Attached is the e-mail that I sent to you 8/23/12 outlining the steps that needed to be taken after some decisions were concerning your garage addition. Unfortunately, there was a breakdown in following through with this which will delay the final fire district's C of 0 inspection. Two things are needed and are referred to in the attached 8/23/12 e-mail: 1L!he adClition needs to not bring the total square footage of the entire building above 750q. If it does then a. A fire wall will need to be designed and construction to meet the 2009 IBC Or b. The entire building would need to have a fire sprinkler system installed 2) Verify that the addition does not require that the woodworking shop or entire building be brought up to current building code standards. Your existing woodshop is "grandfathered" from meeting current code but changes /additions to building sometimes require an existing building to come up to current code As indicated, a design architect and the county building official needs to be involved and sign off on the above. The wall that you installed may meet all the requirements but both their input is required. I will be out of town until Thursday but I will be checking my phone messages if there are any questions!
