Knox Juniper Hills Private Landing Strip OAProject No. 012 -1776 760 Horizon Drive, Suite 102 1 Grand Junction, CO 81506 1 TEL 970.2637800 1 FAX 970.263.7456 } O\OLSSON ASSOCIATES Juniper Hills Private Aircraft Landing Strip Project Description Request The property owner and applicant, Larry Knox, is submitting a Limited Impact Review (LIR) application and is requesting the approval of a Land Use Change Permit for a private aircraft landing strip (Juniper Hills) on property located in the Rural (R) zone district of Garfield County. This facility would accommodate the applicant's light aircraft and would be used for his personal use. No commercial flight or aircraft maintenance activities would take place at the facility. Mr. Knox owns a Fixed Base Operation (FBO) at the airport in Lebanon, Oregon and is a highly experienced and seasoned pilot. He occasionally flies his aircraft to Garfield County where he owns property and visits his extended family. The ability to fly into his property is both a lifestyle choice and provides a convenience. Flight time between his home and operation in Oregon and his property in Garfield County is approximately eight (8) hours. Aircraft using this facility would typically consist of Cessna 172 and 177 or similar types of airplanes. Location The property consists of a 40.36 acre parcel and is located south of and above the Colorado River and Interstate 70 off of County Road 306. It is accessed via a private road and is located on a bench or plateau above Wallace Creek. The site is approximately 3.5 air miles south and west of the Battlement Mesa Community and approximately 6 miles southwest of Parachute, Colorado. Portions of the property are located on Sections 2 & 3 of Township 8 South, Range 96 West of the 6th PM. Design and Operation The facility would comply with the Garfield County Unified Land Use Resolution Section 7 -901 for private aircraft landing strips. Aircraft will be limited to those belonging to the owner or his guests. There will be no more than five (5) aircraft at the facility at one time. The facility would be for the occasional use of Mr. Knox and his guests. The potential residential by -right use would likely generate more vehicle trips than the landing strip.
