HomeMy WebLinkAbout3.05 Division 1201 NarrativeOXY USA WTP LP Pond 10 Accessory Use Standards Narrative Garfield County Limited Impact Review, 2014 Page 1 of 1 Additional Standards for Accessory Uses Narrative Article 7- Division 12 Section 7-1201 Accessory Use 1.0 Introduction The following section addresses the requirements for the Additional Standards for Accessory Uses under Article 7, Division 12 of the Garfield County Land Use and Development Code (LUDC). A. Accessory Building. The natural-gas generator meets all setback requirements for the Resource Lands zone district. The generator is located 25 feet from the perimeter of the site and 570 feet to the property boundary. The location of the generator is shown in the Site Plan, located in the Maps and Plans tab. A. Accessory Structures. A fence with a height of 8-feet will be installed around the perimeter of Pond 10. The fence will be chain link with a wildlife mesh extending 1 foot below grade and 2 feet above grade attached to the 8’ chain link fence. The wildlife mesh will prevent small animals from entering the site. The fence will not exceed the maximum height restriction (8 feet) for the Resource Lands- Gentle Slopes zone district. The fence is required for the proposed use to deter wildlife and livestock from entering the site, will not adversely impact the operation of any adjacent public right-of-way or roads, will not impact the natural lighting or visual corridor of adjacent properties, and will not obstruct critical traffic areas along roadways.
