I'm comfortable with applying the provisions of Appendix C, Section 102.2. I think it meets the intent of the code
section. I just met with Dean and Max at the site. Per the site plan proposal, the access around the building will be
improved from the existing condition to allow access around the entire building for fire apparatus. The west side of the
property is bordered by an additional 85-foot strip of irrigated, open-space zoned land. There is a portion of the pump
house on the south side that is approximately 53 feet away but the indoor arena in that area is of steel construction has
a very minimal fuel load. I understand that they intend to replace the metal siding on the south side with wood. I have
no problem with that.

Good Morning Everyone,
I have completed the plan review for the Aspen Valley Polo Club Barn Addition, located at 3275 CR 100, Aspen
Equestrian Estates, Carbondale. Please see the following revision/information request needed to issue the building
permit.
1) The existing barn, unchanged, may remain as a pre-existing non-conforming structure. By constructing an
addition, the allowable building heights and areas of 2009 IBC, Table 503 apply. Due to the existing and
proposed non-fire-rated construction, these area requirements are exceeded. Area frontage calculations per IBC
Section 506 may allow the increase in size. By using th.e 2009 IBC, Appendix C, Group U-Ag Buildings, an
unlimited area building may also be permitted, provided the 60 feet buffer requirements of Section C102.2 are
satisfied. Please provide area frontage calculations or a revised surveyed site plan showing the actual clear
widths around the structure, specifically the south and west boundaries. Also, provide a copy to the local fire
