The intent of this visit and report is to observe existing conditions, and to discuss possible structural implications with regards to renovation work to convert crawl space into living space. This report is limited to observed construction concerns only. Our services do not include determining the presence, prevention, or the possibility of mold or other biological contaminants to develop. The original residence is a dovetail timber structure. This was followed by a single story standard wood frame addition over crawlspace. Work has been recently performed to convert this crawlspace into living space. The original main floor framing is observed to be 2 x 10 joists, spanning between 10 x 10 timber beams. These beams run along four lines through the residence, and are supported by 8"12) concrete piers, on concrete footing pads. It appears that the residence perimeter is also structured with these timber beams, and pier foundation. The soils observed in the crawlspace left in-place appear to be cobble basalt rock. The crawlspace provides approximately 4 -feet clearance. It is my understanding that the renovation work at the crawlspace exterior perimeter is comprised of a poured -in-place concrete wall, spanning between the original concrete piers. The interior face of this perimeter wall is observed to be covered with a rigid insulation board. The area that has been claimed for living space has been excavated lower, and a concrete slab -on -grade floor placed. The original timber beam support piers at this area have been replaced with glu-lam columns, bearing on new concrete piers with steel base connectors. One timber beam has been reinforced with steel side plates, to span over a removed pier. SKPE • 204 Park Avenue • Unit #1C • Basalt, CO • 81621 • (970) 927-9510 • skpe@sopris.net page 2 of 2 Conclusions With exception to the indicated glu-lam columns and the reinforced beam, structural framing over the lower level is understood to be original work unaltered by the renovation. It was noted that the original beam to pier supports do not have a mechanical connection. The renovation concrete elements observed appear to be quality material, as no distress cracks are found at representative samples . Even typical shrinkage cracking is not evident. This is a good indication of, at a minimum, the presence of shrinkage reinforcing steel. Soil pressure to the exterior fill-in walls would be expected to be satisfied with the presence of shrinkage steel reinforcing. Recommendations 1- With exception to the one reinforced timber beam, this renovation was approached to maintain the historic load paths as unchanged. I have reviewed the one reinforced beam for structural capacity, and recommend that additional reinforcing work be performed. Refer to attached Clarification details for two options regarding this work. Option -A adds to the existing steel plates on both sides of the timber. Option -B requires removal of the existing steel plates, and adding steel channels to both sides of the timber. 2- Connection details are also recommended for the timber beam to piers and glu-lam columns.
