RE: Rio Blanco Ranch Building Permit Application - Timberline, Pine £t Columbine
To Whom It May Concern:
Attached please find a copy of a building permit application, a completed checklist, project plans, and a
check for $400 (check no. 1643) to cover the associated review fees for the above referenced project. The
project is to perform aesthetic remodel work as shown on the project plans. We are not certain that this
work requires a permit and so we have completed one anyway in attempt to be conservative. The RBR is a
large ranch property adjacent to the Flat Tops Wilderness area in the White River National Forest. See also
the project plans for site and vicinity maps. The property is located approximately one hours drive east of
the town of Meeker, Colorado.
The plans for the proposed project are attached for your review. The proposed work covered under this
permit mainly involves replacing flooring, replacing rotten sheetrock, fixing exterior doors and screens,
repainting doors and window trim, and re -chinking the log portions of the buildings. In addition, bathrooms
are planned to be remodeled to remove old claw-foot bathtubs are replace them with showers. In order to
accommodate the showers, toilets have to be relocated as planned. The buildings are aged and deteriorated
and the work is intended to provide for aesthetic improvements. I have attached a copy of the existing site
topographical map showing the approximate location of all existing utilities. Also attached is a copy of a
map by ENARTECH, Inc, showing the location of all on-site septic system(s). The proposed renovations are
only to improve the existing structures and are not intended to accommodate for increased use of the
facility; consequently, no additional septic permitting should be required.
The building site is not located within fifty feet (50') of a property line. See also the attached site
topographical map for a location of the two (2) structures proposed for renovation under this permit. There
is approximately six hundred feet (600') between the cabin site and the nearest property line (White River
National Forest Boundary). There are no slopes greater than 30% within proximity of the proposed building
site. I have not included a proposed grading plan because it shall remain similar to the existing topography.
The general topographical slope is towards the lake and water will detour away from the building.
hope that the enclosed information is useful to you and that it enables you to complete your review of this
application. Please give me a call if you have any questions or comments. Thank you.
Sincerely
C Ravnaas
