Application for Special Use is for Lots 3 & 4 found in Book 0899, pages 213-215.
Description and maps are also included in this application.
The Special Use requested for this property is to change the setbacks in the
current use which are 125' on side s and back and 75' on the front to 25' from property
lines on the front, sides, and back.
In addition to changes in existing setbacks, Barrett Resources Corp. also requests
approval to construct a permanent office building, covered pickup parking garage, and
small warehouse. Site plan with location and dimensions of buildings is included in
app li cati on.
The yard is currently being used for storage, a temporary office, and truck
parking. The proposed use would change the activity level very littl e; but it would allow
Barrett Resources Corp. to consolidate its offices and yard, and also provide covered
parking for Barrett's pickups and employee's personal vehicles.

1. The main hour s of operation will be from 7 a.m. to 5 p.m. with occasional use
outside the se times. Fifteen to twenty employees will be usi ng the office and
yard along with a limited number of visitors and vendors . The numbe r of ve-
hicle s per day should average about 25-30. Location and size of structures are
included on Site Plan.
2. Water is and will be provided by Town of Parachute through existing water line
& meter. Method of sewage disposal will be through leech field or other design
with County approval. Town of Parachute sewer system is not available at this
location. One road for access is already being used into the yard. We are pro-
po s ing one more driveway for light duty vehicles into office from County Road
215.

4. Impact Statement as Required by Sections 5.03-5.03 .12 of Zoning Regulations
1. Electricity is already in place and supplied by Public Service Company.
Water i s in place and supplied by Town of Parachute. Sanitation serv ice
will be con s tructed based on accepted engineering standards and approved
by the Env ironmental Health officer.
2. Street imp rovements adequate to accommodate traffic volume generate d
by proposed use and provide safe access are in place into yard. We are
proposing another driveway into office building for convenient access.
3. There will be little or no impac t on adjacent property. Fences, access
points , li ghting, and s ign s s hall be placed in such a manner as to protect
estab li shed neighborhood character.
4. A copy of map showing property and adjo ining property is enclosed.
5. A check for $400. is enclo sed.
6. A copy of Warranty Deed and Bill of Sale are enclosed.

INDUSTRIAL OPERATION IMPACT STATEMENT
1. The yard has been and will continue to be used for storage and industrial support. The
industrial use will not change because of proposed office and support buildings.
A. No water depletion or pollution will come from proposed use.
B. There shall be no change in the amount of noise, vapor, dust, smoke,
glare, or vibration from proposed use to adjacent lands.
C. No impact on wildlife or domestic animals will occur. The property
has been fenced with adequate drainage and no vegetation for several
years.
D. The property has been in use as a storage yard and temporary office for
eight years. No significant change in truck and automobile traffic will
occur.
E. Barrett Resources is requesting setbacks on property to be changed from
existing Special Use Setbacks to Typical Setbacks used throughout
County of 25' on backline, 10' on sides, and 25' on front of property.
These distances will be sufficient to separate use from connecting
property.
F. No mitigation will be required for noise, vibration, emissions of smoke or
particulates, heat, glare, radiation, or fumes because proposed use will not
be a significant source of any of the above.
2. No change will be made to alter the land except for the addition of buildings
therefore rehabilitation would only require removal of buildings and foundations
to bring property back to existing state.
A. If required, Barrett Resources shall furnish evidence of bank commitment
of credit, bond, certified check, or other security deemed acceptable by
County and Barrett Resources.
