With this letter, I respectfully request the issuance of a Special Use Permit
allowing for retail sales of equestrian related equipment and apparel at
Preshana Farm (previously known as St.Finnbarr Farm), located at 3275 County
Road 100. Preshana Farm is an equestrian center offering boarding and
training services. The availability of equestrian related supplies, equipment
and apparel is an important service to our clients and is provided for in the
Garfield County Zoning Resolution under a special use permit as an agriculture
related business. I believe the following information and attached plans will
fully explain the proposed facilities and retail operation. If any additional
information is required, please contact Ron Liston at 945-2246 or Kellie
Burton at 963-2925.
Ownership: The property and facilities are owned by Ralph Braden of Aspen.
Operation: The retail facility will be jointly operated by Lana & Henry
Trettin, Snowmass Village and Kelli Burton, Carbondale.
Retail Facility: The equestrian shop will be temporarily located in the
existing hay barn until an initial 300 - 400 square feet of new retail floor
space can be completed as an addition to the existing stable barn. If the
demand for product variety warrants, the shop may be expanded to 900 square
feet. The shop is intended to primarily serve equestrian activities at
Preshana Farm but it is anticipated the general public will be attracted to
this retail facility.
The shop will be constructed as a new addition to the south side of the
existing horse barn at Preshana Farm. An existing rest room in the horse barn
will serve the equestrian shop. This rest room may be relocated in the near
future as shown on the attached plans.

Parking: The shop will have direct exterior access which is convenient to the
existing parking area as well as the future
plans. At 900 square feet of retail floor area, teingafacil ty would ea shown on r atirehed
five parking spaces. These are easily provided by the existingled
parking area as well as by the future parking area. Both parking graveled
accessed from County Road 100 at locations which offer conerable sight
distance. distance. At such time as the new parking area and access road might be
built, access from County Road 100 to the existing parking area will be
restricted and the new drive would become the primary access.
