The following items are required by Garfield County for a final inspection:
1. A final Electrical Inspection from the Colorado State Electrical inspector;
2. Permanent address assigned by Garfield County Building Department posted where readily
visible from access road;
3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water, non-absorbent
kitchen floor coverings, counter tops and finished walls, ready for stove and refrigerator, all
necessary plumbing;
4. All bathrooms must be complete, with washbowl, tub or shower, toilet stool, hot and cold
running water, non-absorbent floors and walls finished and a privacy door;
5. All steps outside or inside over three (3) steps must have handrails, guard rails on balconies or
decks over 30" high constructed to all IBC and IRC requirements;
6. Outside grading done to where water will detour away from the building;
7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of
extenuating circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until
all the required items are completed and a final inspection made;
8. A final inspection sign off by the Garfield County Road & Bridge Department for driveway
installation, where applicable; as well as any final sign off by the Fire District, anchor State
Agencies where applicable.
A CERTIFICATE OF OCCUPANCY WILL NOT BE ISSUED UNTIL ALL THE
ABOVE ITEMS HAVE BEEN COMPLETED.
****CANNOT OCCUPY OR USE DWELLING UNTIL A CERTIFICATE OF OCCUPANCY
(C.O.) IS ISSUED. OCCUPANCY OR USE OF DWELLING WITHOUT A C.O. WILL BE

Our firm prepared the Construction Documents for the referenced Project. We have been
advised that a revision in the firewall construction assembly is necessary. This is due to
restricted access and workspace on the referenced units. We met with the
Superintendent, Dan Penny of Grace Homes, and agreed upon a solution that will
maintain the intention of the original detail. The revision requires the following action:
• Install full `rock -wool' batts in the space between the dividing walls that extends
from the ceiling to the underside of the roof deck. Infill material to be minimum
of of 4" thickness with 2.5 pcf density mineral. UL Listing requires wool batts
cut to 20% greater width than the space between the joists to completely fill and
be compressed and firmly pressed into the space. Acceptable manufacturer:
Fibrex Insulation, Inc.; 11 G Ivfinwool, LLC- Minwool 1200; Rock Wool
Manufacturer Company/ Delta 8; Thermafibre, Inc., type SAF.
• Apply 2 layers '5/8' inch Type'X' drywall on the face of the truss in the lower
attic space in the same location that the rock wool is installed, joints on both
layers must not align, and must be screwed and `taped' in accordance with
industry standards affecting 1 hour wall construction.
This office will approve and certify these revisions as stated herein to replace the detail
shown on the plans. It is understood that this revision is only approved and valid for the
specific location and address as referenced herein.

RADON HEALTH RISK INFORMATION
Radon is the second leading cause of lung cancer, after smoking. The US Environmental Protection Agency (EPA) and the Surgeon
General strongly recommend taking further action when the home's radon test results are 4.0 pCi/L or greater. The concentration of radon
in the home is measured in picocuries per liter of air (pCi/L). Radon levels less than 4.0 pCi/L still pose some risk and in many cases may
be
your home. The indoor radon level national average is about 1.3 pCi/L. The more elevated a home's radon level, the greater the health
risk to you and your family. Smokers and former smokers am at especially high risk. There are straightforward ways to correct a home's
radon problem that are not too costly. Even hornes with very high levels can be reduced to below 4.0 pCi/L. The EPA recommends that
you use an EPA or state -approved contractor to correct radon problems.

I have been retained by Grace Homes to provide engineering services for the
above referenced project. I have supervised inspection of the foundations and walls prior
to concrete placement to ensure conformance with the drawings that I prepared and were
submitted for permit.
The foundations are structurally adequate to satisfy the building codes currently
adopted by Garfield County.
