The public hearing will be for the Board to consider whether to uphold, modify, or reverse th e decision. As a matter of process, public notice at least 30 days prior to the Public Hearing is required by publication (in a newspaper of general circulation) and by certified mail, return receipt requested, to the owners of record of all property adjacent to the property within a 200 ft. radiu s a nd the mineral owners of re cord on th e property a s recorded in th e record s of the offi ce of t he Clerk a nd Reco rd er. T he noti ce s h a ll in c lud e th e pro p erty's lega l description, a short narrati ve describin g the current zo ni ng a nd proposed la nd use cha nge. The App li cant shall be solely respons ible for comp letion of the notice and shall present proof of the required notice at or prior to the public hearing. The notice must be submitted to the Rifle Telegram no later than Friday, May 11th at noon · to meet the 30 day in advance publication requirement.
