Here are the additional materials requested to achieve technical completeness.
Line item 1= Surface Use Leases and Easements and encumbrances. These are on new contour map and
site plan. A Holy Cross easement with reception # 250811 Book 422 Page 77 is on new site plan. No
other lease, easements or encumbrances exist.
Line item 2 = Mineral rights. See attached search and results.
Line item 3 = Grading and Drainage. Subject property is gradually graded from Northeast to Southwest
corner with irrigation ditch capturing any surface water from rain or snowmelt with mature natural
grasses and trees to control erosion. Snow storage mostly occurs along Southern edge of Lot. See
contoured Site Plan.
Line item 4 = Impact Analysis. Section 4-203(G)
The determination of this impact analysis concludes that this project will be in harmony with what exist
on and around subject property. It is also determined that the addition of this dwelling will enhance the
overall long term conditions on property.
1. Adjacent Land Use — Varies from commercial to residential with multiple PUD's within 1500 foot
radius.
2. Site Features - Include mostly gentle to flat grass and gravel lands with many trees. It has
dwelling and assessory structures.
3. Soil Characteristics - Soils on this site are not problematic for building. See map
4. Geology and Hazard - No geologic hazards exist on subject property. See map
5. Groundwater and Aquifer Recharge Areas - Subject property is not in a floodplain area. This
area supports septic tank and leech field systems well with no impact on groundwater aquifer.
6. Environmental Impacts —The determination is this development will be in harmony with what
exists on and around property.
a. The determination is that the flora and fauna will be improved in short and long term from
nuisance weeds to native grasses and trees.
b. The determination is that the resources will be increased for wildlife with increased native
grasses.
c. No changes in impacts on wildlife or domestic animals will be created with this dwelling.
d. No radiation hazards exist on subject property and Radon gas levels are low in existing
dwellings on property.
7. Nuisance - The determination is this dwelling will not cause or be a nuisance with vapor, dust,
smoke, or undue noise, glare or vibration.
8. Hours of Operation - This dwelling will used for living space and the hours of operation
considered normal for this use.
Line item 5 = Access and Roadways.
The Driveway to ADU on subject property meet and exceed all standards of section and table 7-107.
