The percolation test results have been returned to this office and the rate
was recorded at 50 minutes per inch. This rate for a 4 bedroom house would
call for a minimum of 1280 square feet of absorption surface. This could be
obtained by the installation of a bed 13 feet wide and 100 feet lone. Eight
inches of 3/4 to 1 1/2 inch washed rock would then be put into the bottom of
the bed with 3 lines of perforated drain line on top of the rock. Four in -
es of rock should then cover the drain lines. Straw should then cover the
e tire bed. Twelve inches of earth fill should complete the leaching field.
Due to the size of lot and the rather poor percolation rate, it will he nec..
essary to install a mechanically aeriated treatment plant to give best possible
treatment of the sewage. The minimum capacity of this unit shall be 1000
gallons.

I am writing concerning a piece of property which my
wife and I bought from Arvey Henke. We wish to build a house
on this property in the spring. I talked with you in November
about the sewage disposal situation and am now submitting
a septic tank proposal.
There are two drawings included. The smaller scale
drawing shows the property in yellow. It is just over 1/2 acre
in size --seven 1'' x 125' lots in the cooperton townsite.
There is also an additional 6000 square feet of county land
under fence; the county road in existence is not in the location
of the street on the original platt. We do not claim this
land and are not proposing to build on it but it does exist
as an adjoining undevelopable area.
The other physical features which might be of concern
are noted on the larger scale map. Val Trujillo, to the East,
has a well, a septic tank and a leach field approstaately
where shown. I have been told that he also has Carbondale
city water and uses his well little. Arvey Henke is to the
South and his well is in the north-east corner of his land,
as shown. To the West is the small piece of county land, the
road, and a pasture belonging to C.H.M.S. There are no
buildings, wells, or improvements in this direction east of
the Crystal River. To the North are the Ballards and Carl
Henke, Neither have a well or city water nor, therefore,
ceptic tands or cess pools. There is no well to lick the
North of our property for a considerable distance --beyond
the Roaring Fork River and Highway 82.
On the larger saale drawing I have shaded a leach field
area. Here it adjoins property boundaries whioh I'm sure
is not allowed, but I do not know what the setback is. If it
is 5 feet, there is 5162 square feet for a leach field. If the
setback is 10 feet, there is 4287 square feet for a leach field.
My proposal is to reserve this area for leach field pur-
poses, have a perk test run, and have sufficient area for an
alternative leach field in the future, assuming that the
perk test results show it is possible.
The house will be in the area shown, but we are flexxible
about its location and it could be built further south. We
would like to plan for a 4 bedroom house, although innitially
we would build smaller. We have an approved well permit,
No. 66999, and plan to drill in the south-east corner of the lot.
I think I have given all of the information concerning
our plans. Any alterations you wish to suggest we are an,xioous
to hear. We are caretaking a ranch out of Buford through
March and receive mail through Carbondale about once a month.
We would appreciate it if you would call us collect at 878-4772
concerning the proposal and any follow-up to be done. We hope
to start building in April immediately after leaving here.
