When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. i Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line and original grade. I observed framing of the balcony, and the bearing wall at the southeast face of the house. I visually inspected the framing at the above locations, and performed subsequent calculations based on the following: 2003 International Residential Code, roof live load (snow) of 80 psf, floor live load of 40 psf, wind Load based on 80 mph Exposure C, and Seismic Design Category B. Based on this, I conclude the following: Balcony n The cantilever 1.75x11.875 LVL beam supporting a header was supported by a steel beam, and the backspan was connected to a 3.5x11.875 LVL beam with 6 rows of (3) 16d nails; this is adequate to transfer the load from this member to the main beam o There were (3) TJI Series 300 joists supported by the steel beam at one end, and framed into a single LVL header at the edge of the balcony; the ends of the joists framing into the header need to be framed into the header with appropriate joist hangars. o The arched bridge solid sawn members connecting the balcony to an adjacent floor are each tied into the supports at either end with (2) W x 8" lag bolts; these are adequate to support the required floor load o There were (3) TJI 210 joists attached to and extended from adjacent TJI 300 joists, which formed the backspan, and had been attached using '16d at 10" oc from chord to chord top and bottom; I find the nailing pattern adequate to develop the "tension" component of the moment couple, however I recommend a 2x4 installed vertically tight between the webs and flanges of the adjacent foists at the end to form the "compression" component Bearing Wall o The 2x6 © 16" oc stud wall constructed on the lowest level at the southeast wall skews off the foundation from 2" at the corner to 1.5" at the door opening, in a horizontal distance of 8 ft. Analysis indicates that an equivalent 2x4 stud wall would produce a bearing pressure of 416 psi from floor and roof loads. The 2184 Ib axial load per stud at an eccentricity of 1" produces an additional bending moment of 182 ft lbs, which added to the 162 ft Ib moment due to wind, is less than that allowed by code for a Hemfir/Dougfir Stud Grade member with a stress factor of 1.33. Therefore, the construction as exists meets code requirements.
