IteM 9 - SUPPLEMENTARY REGULATIONS
IMPACT STATEMENT
5.03.07 Industrial operation: Industrial operations, including extraction,
processing, fabrication, industrial support facilities, mineral waste disposal' storage'
sanitary landfill, salvage yard, access routes and utility lines, shall be permitted'
provided:
(1) The applicant for a permit for industrial operations shall prepare and submit to the
Planning Director ten (10) copies of an impact statement on the proposed use describing
its location, scope, design and constructiin schedule, including an explanation of its
operational characteristici One (1) copy of the impact statement shall be filed with the
County Commissioners by the Planning Director'
overview - The purpose of this application is to update the current conditional Use
Permit to meet Canberra Concrete Pumping's expected growth'
Scope - The scope of this application is two fold -
i. To remove the name of a former partner of Canberra Concrete Pumping from the
permit and
ii. To expand the existing gatageto allow the storage of up to four vehicles
Design - See attached plans for your information'
construction schedule - the date for the beginning of construction is unknown, pending
approval of the two permits. Once approval hut been given, and all necessary paper work
has been completed construction will commence'
Three sub-contractors to work to complete the construction. The core hours will be 8am-
5pm five days a week, weather pending. The sub-contractors are to arrange their own off
site accommodation. Assistanie to be provided by the owner and Canberra Concrete
Pumping if required.
Operation characteristics - Canberra Concrete Pumping is a concrete pumping
company that pumps concrete for a variety of contacts in the construction industry'
These pumping opeiations occur off site. Canberra Concrete Pumping's typical time of
operation is from 6am-6pm Monday to Friday, with trucks leaving in the morning and not
returning until evening'
The impact statement shall address the following:
A. Existing lawful use of water through depletion or pollution of surface run-
off, stream flow or ground water;

B. Impacts on adjacent land from the generation of vapor, dust, smoke, noise, glare or
vibration, or other emanations;
The applicant proposes to expand use allowed by current permit to allow
parkiig fo, o totil of four truclcs averaging eight trips a day. There are-rurr"nily
two truclcs parking on the site. One of these existing trucks is a
heavy equipment veiicle. ihe applicant plans to add two trucks, one of
which witl be a heavy equipment vehicle. Additional gravel will be added to
the already existing "ia weil kept driveway to eilinate any dust' The
nearest dwelling unit is more than j00 feet away'
C. Impacts on wildlife and domestic animals through the creation of hazardous
attractions, alteiation of existing native vegetation, blockade or migration routes, use

D. Affirmatively show the impacts of truck and automobile traffic to and from
such uses and their impacts to areas in the County;
This permit wilt allow one additional heavy equipment vehicle to park at the
site ind one other qdditional truck; resulting in two additional heavy vehicle
trips per day and fwo additional non- heavy vehicle trips per day for the site'
E. That sufficient distances shall separate such use from abutting property which
might otherwise be damaged by operations of the proposed use(s).

manner that they may be transferred off the property by any reasonably foreseeable

(6) Water pollution: in a case in which potential hazards exist, it shall be necessary to
install iafeguards designed to comply with the Regulations of the Environmental
protection Agency before operation of the facilities may begin. All percolation
test or ground water resource tests as may be required by local or State Health
Officers must be met before operation of the facilities may begin.
