PAINTBALL FIELD. OUR PRIMARY OPERATING HOURS WOULD BE FROM SUNRISE TO
SUNSET, WITH AN OCCASIONAL NIGHT GAME . WE COULD ONLY GUESS AS 10 THE
AMOUNT OF VEHICLES PER DAY OF UP TO TWENTY BASED ON OUR CURRENT INDOOR
FIELD IN RIFLE.
AS FOR THE LOCATION AND SIZE OF STRUCTURES, THERE ARE NO IMMEDIATE PLANS
FOR ANY PERMANENT OR HABITABLE BULIDINGS. HOWEVER WE DO PROPOSE TO
ERECT A SERIES OF FALSE FRONT BUILDINGS WITHOUT ROOFS (SIMILAR TO A
HOLLYWOOD SET) FOR THE PURPOSE SCENARIO TRAINING.
FOR OUR SANITATION NEEDS WE WOULD BE USING PORTAJOHN'S (MIN. OF 2 )
FOR OUR IMMEDIATE NEEDS, AND PLANNING FOR THE FUTURE WE WOULD LIKE TO
INSTALL SOMETHING SIMILAR TO THE BRICK OUTHOUSES LIKE THE PARK SERVICE
USES. FOR OUR POTABLE WATER WE WOULD SUPPLY BOTTLED WATER.

Legal Descripion: A tract of land situated in the NW 1/4 SE 1/4
Mand the NE 1/4 of Section 32, in the NW 1./4 NW 1/4 and
the NE 1/4 NW 1/4 of Section 33, in the SE 1/4 SW 1/4
and the SW 1/4 SE 1/4 of Section 28, all in Township 7
South. Range 96 West, of the 6th Principal Meridian
and being more particularly described by a full meets
and bounds description.
Locati_o_n_: The subject property is located approximately 5 miles
West of Parachute, Colorado with access off the 1-70
Frontage Road which runs parallel with Interstate - 70
on \lrrth side. The access to the property is a
ahul. gravel based roa¢ off of the hard surfaced, state
highway maintained frontage road. The property is
bordered along the entire South boundary by the I-70
right -of --way. The West boundary adjoins private property
for a little over 1/2 mile with the remaining Western
boundary of 1/4 of a mile and the entire Northern boundary
adjoining Bureau of Land Management (BLM) property.
The Eastern boundary intersects with the I-70 right-of-way.
The elevation of the property ranges from approximately
5150 feel to 5400 feet.
Acreage: The property contains approximately 220.85;1 acres of
vacant land. The terrain of the subject is varied,
ranging from large bottom draw areas, to large mesa
areas, to gently rolling and moderate slopes, to steep
slopes. The native vegetation includes wheatgrass,
blueg.rasscs, Indian rice grass, needlegrass,
bitterbrush, mountain mahogany, sagebrush, and do overstory
of pinyon and juniper. The soil complex and steep slopes
generally make this area unsuitable for crops. The lower
elevation provides a variety of browse plants which can
be used for sheep grazing. The are is a

area for deer; rabbits, coyote andgrouse prime fwood

cover in the lower elevations. Perhaps thehighestt and
best use of the area is grazing, wildlife habitat and
recreation.
The property is fenced along. the I-70 right-of-way and
is left unfenced along the remaining perimeter. There
dre no power or telephone utilities presently delivered
to the subject property.

18. INSPECTION. Purchaser or any designee. shall have the right to have inspection(s) of the physical condition of the Properly and Inclusions,
at Purchaser's expense. If written notice of any unsatisfactory condition. signed by Purchaser. is not received by Seller or Listing Company
on or before April 2 19 93 the physical condition of the Property and Inclusions shall
he deemed to be satisfactory to Purchaser. If written notice of any unsatisfactory condition, signed by Purchaser. is given 10 Seller or Listing Company
as set forth above in this section, and if Purchaser and Seller have not reached a written agreement in settlement thereof on or hefore
April 7 19 93 this contract shall then terminate. subject to section 17. Purchaser is responsible and shall

20. ADDITIONAL PROVISIONS:
1. Sellers hereby authorize Purchasers, at their expense, to apply for a Special
Use Permit through Garfield County to allow for Commercial Rec Park Zonirfg.on
the subject property amending 3.10.04 section of the County Zoning Regulations.
It is hereby agreed that in the event such special use permit is not obtained,
all monies hereby receipted for shall be returned to Purchasers and this
contract shall be null and void.
2. All mineral rights currently held by Sellers shall be transferred to
Purchaser at closing.
3. Signatures obtained via facsimile transmission shall be deemed legal and
binding for purposes of this contract. Copies of the contract with original
ink signatures shall he forwarded to all parties within 15 days after their
complete execution.
4. It is hereby disclosed that RIFLE BROKERS is acting as a transaction broker
in this transaction.
21. RECOMMENDATION OF LEGAL COUNSEL. By signing this document. Purchaser and Seller acknowledge that the Selling Company
or the Listing Company has recommended that Purchaser and Seller obtain the advice of their own legal counsel regarding examination of title and
(his contract.
22. TERMINATION. In the event this contract is terminated. all payments and things of value received hereunder shall he returned and the
parties shall he relieved of all obligations hereunder. subject to section 17.
23. NOTICE OF ACCEPTANCE./COUNTERPARTS. If this proposal is accepted by Seller in writing and Purchaser receives notice of such
acceptance on or before March 26 , 19 93 this document shall become a contract between Seller and Purchaser.
A copy of this document may be executed by each party, separately, and when each party has executed a copy thereof. such copies taken together shall be
