Dear Ms. Hanson,
This office is in receipt of a Text Amendment application submitted by your office requesting to allow
a Contractor's Yard as a Special Use in the Agricultural / Residential / Rural Density (ARRD) Zone
District. The purpose of this letter is to inform you that the application has been deemed technically
complete. Please understand that a determination of technical completeness by this office shall not
be deemed a recommendation of approval, finding of adequacy of the application, or a finding of
general compliance with any goal or objective of the Garfield County Zoning Regulations or the
Comprehensive Plan.
The application will be reviewed by Staff, a staff report will be generated and sent to you, and the
Planning Commission will review, discuss, and make a recommendation to the Board of County
Commissioners (BOCC) at a public meeting (no public notice required). This meeting has been
scheduled for the Wednesday, August 8t", 2007 Planning Commission agenda which begins at
6:30 PM. A public hearing (public notice required) with the BOCC has been scheduled for Monday,
August 20"', 2007 which begins at 1.15pm. Both meetings will be held in the Commissioners'
Meeting Room in the Garfield County Plaza Building, 108 8th St., Glenwood Springs, CO 81601.
The Applicant shall be solely responsible for the publication, posting and mailing of all notices and
shall present proof of publication and mailing at or before the August 20th, 2007 hearing. If correct
noticing requirements have not been met, the meeting cannot be held. Notice for the meeting
shall be given as follows:
1. Notice by publication, including the name of the applicant, description of the subject lot, a
description of the proposed subdivision and nature of the meeting, and the date, time and
place for the hearing shall be given once in a newspaper of general circulation in that portion
of the County in which the subject property is located at least thirty (30) but not more than
sixty (60) days prior to the date such hearing, and proof of publication shall be presented at
hearing by the applicant.

I have enclosed the appropriate notice with this letter for the BOCC hearing as mentioned above for
your convenience. Please note: Staff has provided these documents as a courtesy. The Applicant
must verify that all information provided in these documents is correct. It shall be the obligation of
the Applicant to correct any deficiencies in these documents such that proper notice in form and
substance can be established.
Note: Please submit 16 copies of the completed application (for PC and BOCC) to this office
no later than July 11th, 2007. If the copies have not been submitted by this date, your public
meeting and hearing may be jeopardized.

PUBLIC NOTICE
TAKE NOTICE that Bruce and Ann Dee Snode has applied to the Board of County Commissioners,
Garfield County, State of Colorado, for Zoning Resolution Text Amendment.
Pursuant to §10.00 of the Garfield County Zoning Resolution of 1978 as amended; the
applicant is requesting to amend §3.02.03 and §2.00 as follows:
To Add: "Contractor's Yard" AS. USES, SPECIAL in §3.02.03 the Agricultural / Residential / Rural
Density (ARRD) Zone District.
To Add: "The use of land for the purpose of storing machinery, equipment and supplies for an
individual business that provides services to clients through the use of the machinery, equipment or
supplies. Such use may include office and repair facility" to §2.00 of the Definitions.
All persons affected by the proposed Text Amendment are invited to appear and state their views,
protests or support. If you can not appear personally at such hearing, then you are urged to state your
views by letter, as the Board of County Commissioners will give consideration to the comments of
surrounding property owners, and others affected, in deciding whether to grant or deny the request
for the Text Amendment. The application may be reviewed at the office of the Planning Department
located at 108 8th Street, Suite 201, Garfield County Plaza Building, Glenwood Springs, Colorado
between the hours of 8:30 a.m. and 5:00 p.m., Monday through Friday.
A public hearing on this application has been scheduled for August 20h, 2007at 1.15 p.m., in the
County Commissioners Meeting Room, Garfield County Plaza Building 108 8th Street, Glenwood
Springs, Colorado.
