Thank you for the excellent presentation to the Design Review Committee at the August 27,
2014. Thank you as well for working with the DRC and the sub-association. The DRC has
completed final review of the submitted plans. Receipt of the DRC construction road access fee
and security fee for a total of $7 ,920.00, and builder's completion deposit of $20,000 are hereby
acknowledged. Between preliminary approval and final review the square footage of the home
increased which caused the constmction road access fee to increase; therefore an additional
$57.84 is still owed to the HOA. Please remit a check to the Aspen Glen HOA. This money will
be deposited into the Reserve Fund and used for repair of the roads within Aspen Glen.
The following revisions are required before the plans can be considered approved:
1. Please revise the drainage plan to include an area drain for the auto court that will direct
drainage into the proposed dtywell.
2. Please provide a detail of the iron railings.
3. Pleas e note on the landscape plan that the spruce trees proposed to the left of the front
door shall be a minimum of 14' tall.
4. An exterior color and materials wall is required to be set up on site within 30 days of the
stait of construction. As part of the wall, a minimum 5 'x5' field of Osage gray stone, in
the dry stack ashlar pattern shall set up .
5. Approved exterior colors for the siding, facias and soffits are: Sherwin Williams
Charwood and Harbor Mist. The asphalt shingles are high definition charcoal color.
6 . The DRC required the elimination of the glass rail lighting.
7 . Please provide a section of the spa indicating the rope lighting in the coping and runnel.
8. The LED lights may not exceed 2700Kelvin.
9. As there are two different colors in the light strip specs, it was confirn1ed that the light
strip will be the "warm white" color.
10. The rope lighting was eliminated along the perimeter of the comtyard and stairways.
11. The proposed sitting area next to the tiver will be field located by the DRC prior to any
improvements per the plans. The riverside of the rock retaining wall shall be planted
with river bank vegetation to screen the view from the river.
12 . No vegetation along the tiver may be trimmed or removed without DRC review and
approval. This includes dead and dying trees and shrubs. Please add this note to the
landscape plan.

13. No construction will be allowed to begin until #1-12 have been completed and made part
of the final set of approved plans.
The DRC requires a building height verification survey to be completed prior to the rough
framing inspection (dry-in) inspection and perfom1ed by a Colorado professional land surveyor
and shall include a statement by the surveyor stating whether the building is/is not in compliance
with Garfield County building height rules. The owner or owner's representative shall submit a
completed height survey to Aspen Glen DRC. The standard form that shall be used is attached.
In the event there is a dispute the DRC reserves the right to verify height with their surveyor.
Cost of the survey will be deducted from the builder's completion deposit ifthe submitted survey
was incorrect.
A pre-construction meeting on site is required before construction may commence. In addition,
two additional site inspections are required during construction of the residence. Please contact
the DRC Administrator at (970) 963-8434, upon completion of the dty-in phase of construction
and for a final site inspection by the DRC.
Details of these procedures are contained in the Design Review application packet. Failure to call
for any of these inspections will result in $1000 per violation which will be deducted from the
builder's completion deposit.
Prior to closing the file and returning the builder's completion deposit, copies of the Certificate
of Occupancy and an Improvement Location Certificate must be provided to the DRC. The DRC
may elect to withhold a portion of the Builder's Completion Deposit to ensure that final
landscaping is completed and growth is assured.
Finally, the HOA has adopted a schedule of Violations & Fines. A copy of which will be
provided at the pre-construction meeting. Please familiarize yourself and your sub-contractors
and employees with the schedule to avoid unnecessary costs.
Please keep in mind that a copy of your approved plans is kept on file for periodic review by the
Design Review Committee to assure compliance with your approved plans. Any anticipated
changes from your approved plans must be submitted to, reviewed by and receive approval from
the Design Review Committee prior to making any changes. In addition, the DRC will expect a
revised landscape plan for our files in the event that the final landscape installation is not
consistent with the plan that the DRC approved during the standard review process.
