c. The site shall be posted such that the notice is clearly and conspicuously visible
from a public right-of-way, with notice signs provided by the Planning Department.
The posting must take place at least thirty (30) but not more than sixty (60) days
prior to the hearing date and is the sole responsibility of the applicant to post the
notice, and ensure that it remains posted untiland during the date of the hearing.
The Applicant is required to appear before the Board of County Commissioners at the time
and date of the public hearing at which time the Board will consider the request. ln addition,
the Applicant shall provide proof, at the hearing, that proper notice was provided.
Once the Board makes a decision regarding the Special Use request, Staff will provide the
Applicant with a signed resolution memorializing the action taken by the Board. Following
the Board's approval, this office will issue the Special Use Permit to the applicant. lf the
Board's approval includes specific conditions of approval to be met, this office will not issue
the Official Special Use Permit certificate until the applicant has satisfied all conditions of
approval. The Special Use Permit approval is not finalized until this office has issued the
Official Special Use Permit certificate signed by the Chairman of the Board of County
Commissioners.

GARFIELD COTINTY (hereinafter COUNTY) and

APPLIfiANT has submitted to COLINTY an application for

2. APPLICANT understands and agrees that Garfield County Resolution No. 98-09, as amended,
establishes a fee schedule for each tlpe of subdivision or land use review applications, and the guidelines for the
administration of the fee structure.
3. APPLICANT and COUNTY agree that because of the size, nature or scope of the proposed
project, it is not possible at this time to ascertain the full extent of the costs involved in processing the
application. APPLICANT agrees to make payment of the Base Fee, established for the PROJECT, and to
thereafter permit additional costs to be billed to APPLICANT. APPLICANT agrees to make additional
payments upon notihcation by the COIINTY when they are necessary as costs are incurred.
4. The Base Fee shall be in addition to and exclusive of any cost for publication or cost of
consulting service determined necessary by the Board of County Commissioners for the consideration of an
application or additional COUNTY staff time or expense not covered by the Base Fee. If actual recorded costs
exceed the initial Base Fee, APPLICANT shall pay additional billings to COUNTY to reimburse the COUNTY
for the processing of the PROJECT mentioned above. APPLICANT acknowledges that all billing shall be paid
prior to the final consideration by the COUNTY of any land use permit, zoning amendment, or subdivision plan.

I am writing this letter to request a Special Use Perrnit from Garfield County to build a two-family
dwelling on a 2.004-acre lot in the Cerise Ranch Subdivision, Carbondale, Colorado.
This two-farnily dwelling will accommodate myself, my wife, my four-year old son, and my
rnother-in-law. We are all life-long members of this community. My wife's family settled here in
the late 1800's and my son is a sixth-generation Roaring Fork Valley resident.
I have received a building permit and am currently building a3,376 square-foot single-family home
with a detached, three-car garage. I am applying for the Special Use Permit so that I may add a
stove, sink, oven and dishwasher to my mother-in-law's part of the home. The exterior and interior
design of the house will remain the same whether we are approved for a two-family dwelling, or
corrtinue building our existing single-family dwelling. The only differences would be that we
would add the above-mentioned appliances, build the dividing wall as a one-hour firewall and
eliminate one interior doorway. Please see attachment A1-A for the approved house plans and
attachment Bl-B for proposed house plans.
The developer of Cerise Ranch, Jeff Spanel, has given us his approval to pursue this permit (see
attachment A). The Cerise Ranch Community Water System will provide water. Cerise Ranch will
amend their augmentation plans to accommodate for any additional water use required (see
attachment B). We currently have designed a wastewater system as an ISTS to accommodate 5
bedrooms (10 people) . Cerise Ranch is also in negotiations with Mid-Valley Water and Sanitation
to install a corhmunity wastewater, treatment facility. If this is approved, tapping into the new
system will be mandatory.
The number of occupants of the home will remain the same whether it is a single-family home or
approved as a two-family dwelling. Additional water or sewer usage would be negligible, however
our systems have been designed to handle significantly higher volumes. There will be no additional
impact to the roads.
I would sincerely appreciate your consideration in granting us a Special Use Permit to build a two-
family dwelling.

I am writing this letter to request a Special Use Permit from Garfield County to build a two-family
dwelling on a 2.Om-acre lot in the Cerise Ranch Subdivision. Carbondale, Colorado'
Tlis two-family clwelting witl accommodate myself. my rvife. my four-year old son. and my
rnother-in-law. We ur. uil life-long members of this community. N'ly wife's famiiy settled here in
the late l80O's and my son is a sixth-generation Roaring Fork Valley resident.
I have receive6 a building permit iind am currently builcling a3.376 square-tbot single-family home
rvith a tletached. three-car garage. I arn applying lor the Special Use Permit so that I rnay add a
stove. sink, oven and dishwasher to my mother-in-law's part of the home. The exterior and interior
rlesign of the house rvill rernain the sarne rvhether lve arc approved for a tlvo-family dwelling, or
continue brrilcling our existing single-thrnily dwelling. 'fhe onty differences rvould be that we
rvoul<l add the obou.-*"ntioned appiiances, build the clividing lvall as a one-ltour firewall and
eliminate one interior cloorway. Please see attachment A 1-A for the approved house plans and
attachment B1-B for proposed house plans.
The developer of Cerise Ranch. Jeff Spanet. has given us his approval to pursue this permit (see
attachrnent A). The Cerise Ranch Community Water System rvill provide lvater' Cerise Ranch will
amend their augmentation plans to accommodate for any additional rvater use required (see
attachment B). We currently have desi-ened a wastelvater system as an ISTS to accommodate 5
beclroorns (10 people). Ceriie Ranch is aiso in negotiations rvith NIid-Valley Waterand Sanitation
t9 ilstall a community wastewarer. treatment facility. If this is approved. tapping into the new
systerl will be mandatory.
The nurnber of occupants of the home will remain the same rvhether it is a single-family home or
approvecl as a two-fimily clweliing. Additional lvater or sewer usage rvould be negligible, however
oui systems have been designed to handle significantly higher volumes. There will be no additional
irnpact to the roads.
I would sincerely appreciate your consideration in granting us a Special Use Permit to build a two-
family dwelling.
