I4THEREAS, pursuant to required public notice, the Board conducted a public hearingon the l8th day of January, 1982, upon the questi-on of whether the above describedspecial use permit should be granted or denied, at which heari-ng the public and interestedpersons were given the opportunity to express their opinions regarding the issuance ofsaid special use perrnit; and
WIIEREAS, the Board on the basj-s of the evidence produced. at the aforementioned hearing,has made the following determinatlons of fact:1. The pr:oposed use is compatlble with the uses existing and permitted i-n the districtin which it is to be located, provided that certaj-n hereinafter contained conditlons becomplied with.
2. That neither the impactr ,on traffi-c volumeimpact of the special use will be injurious to thein which the special use isrto be located.
NOw, TIIEREFORE, BE rT RESOLVED bythat a special use permlt be and hereby

1. That the use of the tract of land cornply with all present and. future regulationsof Garfield County relating to a commercial park in the zone district in which the propertyi.s now or may later be loeated;
2. That, prior to the issuance of the authorized special use perrnit, the above des-cribed tract of land shall be severed from any other tract of land upon which there mayexist a prlncipal use, unless such ot.her such principal use has been terminated at thetime o

That the aIlowable uses shall be as follows:a. Office for conduct of business or profession.
b. Wtiolesale and retail establishments including sale of drygoods; furniture;appliances; automoti-ve and vehicular equipment; hardware; clothing; buildingmaterj-als; feed; garden supply; and plant materials.c. General service establishment including repair of appliance; shop forblacksmith; cabinexry; gi.azingl machining; printing; publishing; plumbing;sheet meta1.
That only two uses shall be allowable under this permit.
That all outside sEorage areas shall be fenced.

That a flre hydrant be located on the site.
That an access easement for the Storm King Trailer Park be conveyed to the park;and that at such time as this access is developed, the access shall meet countyroad specifications.
