WHEREAS, the Board of County Commissioners of Garfield County has received anapplication from Austin and Anne Marquis for a special use perrnlt for a guest houseon the following described tract of land: A 19 acre tract located in the NE NE of Section 23, Township 7 South, Range BB West of the 6th Princlpal Merldian ln Garfield County, Colorado. WHEREAS' pursuant to required public notlce, the Board conducted a public hearlngon the 3rd day of August, L982, upon the question of whether the above described specialuse permit should be granted or denied, at which hearing the public and interested personswere glven the opportunity to express thelr opinions regarding the issuance of saidspecial use permi-t; and WI{EREAS, the Board on the basis of the evidence produced at the aforementioned hearlng,has made the following determlnations of fact: 1. The proposed use is compatible with the uses existing and permitted in the districtin which it is to be located, provlded that certaln hereinafter contained conditions becomplied with. 2. That neither the impact on traffic volume and safety or on utilitles, or any otherimpact of the special use will be injurious to the established neighborhood or zone districtin which the speci-al use is to be located. NOW, THEREF0RE' BE IT RESOLVED by the Conunissioners of Garfield County, Colorado, thata special use permit be and hereby ls authorized permitting the use of the above describedtract of land for a guest house, upon tl-re following specific conditlons:1. That the use of the tract of land comply vrith al1 present and future regulationsof Garfield relatlng to a guest house in the zone district ln whlch the property is nowor may laLer be locat.ed I ' 2. That, prior to the issuance of the authorized special use permit, the abovedescribed rract of land shall be severed from any other tract of 1and upon whi-chrr,Ehere may exist a principal use, unless such other such prlncipal use has been terminated atthe time of the issuance of the speclal use permltl 3. A11 proposals of the applicant shall be considered conditlons ofstated otherwise by the Board,lof County Commissioners; 4.
