The site is within one mile of an urban area of in-fluence. TLre comprehensive plan states that Districts D & F within one mile of an urban area of influence shall be considered a transition zone with a density of no greater than one dwelling unit per two acres. Qeeg1rplt9n_of_lbe_prepelglOn October L9, 1981, the applicants requested a Mobile Home Special Use Permit for a 5 acre parcel. This request was approved, however, on October 26, 1981, the approval vras rescinded because it was found that the 5 acre parcel had never gone through the exemption process or throughsubdivision review. The applicants owned a large tract ofland of which they sold a part of to A1 Storey for the Lions Ridge Estates subdivision. They also sold part of it toHarold and Marianne Lyons and to Marion and Ann Samuelson. When these parcels were sold in L979, the applicants were leftwith a 5 acre parcel. On October 3, 1983, the applicantsgained approval from the Board of County Commissioners foi:S.B. 35 exemption for the 5 acre parcel. They are now requesting a permanent Mobile Home Special Use Permit forsite. MAJOR ISSUES AND CONCERNS The applicants already have a septic permit for the site. The applicants have a signed agreement to install a water Lap and have water provided by the Lions Ridge subdivision. That the hearing before the Commissioners was extensive and cornplete, thaL all- pertinent facts, matters and issues were submitted and that all interested parties were heard at tltat meeLing. That the proposecl land use will be compatible with existing ancl permitted land uses in all directions.
