HomeMy WebLinkAboutHomeowner's Association LetterAspen Glen Homeowner's Association Design Review Committee September 9, 2013 via email Ms. Terry Butler 84 Puma Lane Carbondale, CO 81623 Re: Design Review E-1010084 Puma Terry thank you for the drawings and property survey related to your front porch enclosure and extension of your covered front porch. The DRC conducted a site visit and discussed your proposal at their meeting September 4. At that meeting the DRC approved of your plans finding that the improvements are all within the existing platted building envelop and that the improvements are consistent with the Aspen Glen Design Guidelines. The following fees are required for this type of improvement: • A Security Access Fee of $166/month of construction. You stated that your contractor believes it will take one month to complete the work. • A Construction Road Access Fee the addition of enclosed square footage to property requires this fee. The 2013 Fee Policy states that for additional square footage of 0-500 square feet a minimum fee of $300 is required. • Finally, a Builder's Completion Deposit is required. The DRC has approved a $2500 deposit. I have attached a W9 IRS form to this letter. Please complete in order to set up your account at American National Bank. Please draft two checks for payment of these fees. One check can be a total of $466 for the SAF and CRAF. The other shall be for $3500 for the deposit. Please make out both checks to: Aspen Glen HOA. Before construction may begin I will meet with J.R. Rieke on site to discuss Aspen Glen construction procedures. Please have the two checks for DRC fees ready at that time as well as the W9 form. Please have J.R. contact me so we can arrange the pre -construction meeting. Please contact the DRC Administrator at (970) 963-3362, for a final site inspection by the DRC. Details of these procedures are contained in the Design Review application packet. Failure to call for any of these inspections will result in $1000 per violation which will be deducted from the Builder's Completion Deposit. Prior to closing the file and returning the builder's completion deposit, copies of the Certificate of Occupancy and an Improvement Location Certificate must be provided to 0080 Bald Eagle Way Carbondale, CO 81623 Tel: (970) 963-3362 1 Email: llamont@sopris.net the DRC. The DRC may elect to withhold a portion of the Builder's Completion Deposit to ensure that the project is completed per the approved design. Finally, the HOA has adopted a schedule of Violations & Fines. A copy of which will be provided to you at the pre -construction meeting. Please familiarize yourself and your sub -contractors and employees with the schedule to avoid unnecessary costs. Please keep in mind that a copy of your approved plans is kept on file for periodic review by the Design Review Committee to assure compliance with your approved plans. Any anticipated changes from your approved plans must be submitted to, reviewed by and receive approval from the Design Review Committee prior to making any changes. In addition, the DRC will expect a revised landscape plan for our files in the event that the final landscape installation is not consistent with the plan that the DRC approved during the standard review process.
