Be: Structure Observation at Barnes Cabin, Garfield Co, CO Project No. 13373 Dear Mr. & Mrs. Barnes: Glenwood Structural and Civil, Inc. was requested to observe the as -built structure and determine compliance with the structural construction documents. We were provided with structural drawings prepared by Oddo Engineering dated 7-18-11. Since much of the structure is covered by architectural finishes, digital photographs of the framing taken during construction were provided for our reference. A field visit was made on August 22, 2013. The structure appears to be constructed in general conformance with the construction documents. Some items were noted to deviate from the construction documents. Regarding these items, we have been in contact with the engineer of record via e-mail and our understanding of their corresponding requirements are stated below. The items deviating from the construction documents are as follows: 1. Deck Beam. The foundation plan on S1.1 calls the deck beam out as (3) 2x12. The beam installed consists of (4) 2x10. The engineer -of -record has clarified that this substitution is acceptable. Nothing further is required on this item. 2. Floor Joists Below Fireplace Stone. The foundation plan on S1.1 requires 11 7/8 inch Microllams at 12 inches on center below the fireplace. In lieu of Microllams, 11 7/8 I -joists at 12" on center were installed. The engineer -of -record has confirmed that the installation will not be acceptable and that the originally. required framing will need to be installed. This retrofit is required. 3. Stairs opening framing to basement. The construction documents show a rectangular opening in the floor framing. An L-shaped opening was framed including a post in the inside corner. The engineer -of -record has indicated that this configuration is acceptable. Nothing further is required on this item. 4. A. Added window along Grid B below loft beam on Grid 2. The structural construction documents show no window at this location. The engineer of record has clarified that this window is acceptable assuming that the standard (3) 2x10 header was provided at that location with one king stud and two trimmers. The photographs reveal that the window was framed accordingly. Nothing further is required on this item. B. Different window sizes and spacing along Grid 3. Window layout differs from the structural construction documents on Grid 3. The structural engineer -of -record has clarified that this is acceptable. Nothing further is required on this item provided item 5 below is resolved. 5. King stud and trim stud requirements. The construction documents require on detail 5/S1.0 that all exterior headers be supported by two king studs and two trim studs. We observed that the majority of Toad bearing wall headers were supported on two trim studs but only one king stud. Headers on the non -load -bearing wall on Grid 3 (previously mis-referenced by us as Grid B) are typically supported on one trimmer and either one or two king studs. The headers on Grid 1 (previously rnis-referenced by us as Grid A) are supported on two tririirriers and either one or two king studs. Please visit our website at www.glenwoodstructural.org 6 12 Pitkin Avenue ° Glenwood Springs, CO8 1601 ° Phone (970) 928-0 r 35 ° Fax (970) 928-9804 1 1 September 11, 2013, Bill and Barbara Barnes, page 2 The engineer of record has clarified that: 1) it is acceptable to have one king stud and double trirn studs at load bearing wall windows up to 6 feet in width; 2) any windows greater than 6 feet in width require the double king studs; and 3) all windows on the east elevation (Grid 3) require double king studs. The upper window on the south elevation is 6 feet in width so that does not require additional king studs. On Grid 3, the outermost 2 foot wide windows and the outermost jambs of the outermost 3 foot wide windows (the first three jamb locations from each corner) do not have the double king studs. The balance of the jambs on this wall line have the double king studs except the centermost jambs at which the 6 3/4'x7 V2' gluiam post occurs. The retrofit addition of king studs at these six jamb locations (the three .arnbs closest to the comers each side) is required. The Engineer -of -Record should confirm on separate documentation our understanding of its requirements with respect to these items as stated above. Following this confirmation by the Engineer -of -Record and implementation of the retrofit items, the building inspector should verify completion of the above items so that the structure may be covered and construction can continue, Neese contact our office should any questions arise or if we may be of further assistance.
