We have visited the site, are in receipt of the Geotechnical Report #114 495A prepared by HP Geotech , and have prepared a design in conformance with the report and the 2009 International Residential Code. We understand the modular home is on site, and awaits the foundation to be constructed. In discussions with you, the Report presents two options for foundation design : a helical pier foundation , and a design incorporating a minimum dead load . Swell/consolidation testing done as indicated in the report indicate moderate swell potential (1 .75%) if the soils become wetted. After discussion, you agreed that the minimum dead load design would be used, based on the plan that all excess moisture be kept away from the foundation by properly grading the final profile away from the residence, providing a subsurface perimeter dra in around the foundation, and using appropriate gutters and downspouts to move stormwater away from the foundation . Design and construction shall be in accordance with the requirements of the International Residential Code, 2003 Edition (2003 IRC). Loads used in design are as follows: -Roof LL = 40 psf -Roof DL = 1 O psf -Floor LL = 40 psf -Wind pressure based on 90 mph, 3 sec gust, Exposure B -Seismic Design Category C 2. The foundation design was prepared in accordance with the geotechnical report by HP Geotech, Inc., dated November 28, 2014, job number 114 495A. Footings were designed for a maximum allowable bearing pressure of 2500 psf and a minimum dead load pressure of 800 psf. Minimum footing widths = 16" for continuous footings and 24" for isolated pads. Footings shall bear on undisturbed native soils a minimum of 36" below adjacent finished grade. Subsurface drainage, excavation , backfilling , surface dra inage, and compaction shall be done in accordance with the recommendations in the report. 3 . Concrete shall reach a minimum compressive strength of 3000 psi in 28 days. All exterior slabs and walls shall have a minimum of 5% entrained air. Reinforcing shall be conformance with ASTM A615, Grade 60. All reinforcing shall be secured in place prior to concrete placement. Horizontal reinforcing in walls and footings shall be made continuous around corners by "L" bars, or by shop bending . Lap splices shall be a minimum of 36 bar diameters. Reinforcement shall be made continuous through all wall construction joints and steps. All slabs- on-grade shall be p rovided with sawcut control joints 1" deep at 15 ft on center each way, or poured with 1.5 lbs/cu. yd. Fibermesh in the mix. It is the responsibility of the owner I contractor to coordinate all embeds, penetrations, openings and to verify all plan dimensions prior to forming and placing concrete. Insulated concrete forms (ICF) shall be installed in accordance with the Advance Foam Plastics engineered wall system manufacturer. 4 . Wood framing shall be connected in accordance with IRC unless noted otherwise. 5. Dimensions are to edge of framing or concrete , unless noted otherwise. All discrepancies shall be brought to the attention of the Engineer and Owner prior to construction. 6. It is the responsibility of the Contractor to coordinate construction with all equipment and utilities, and verify sizes and locations before construction. Form flashing (indicated on Drawings) to protect roofing materials from physical damage and to shed water. • B. Form sections square and accurate to profile, in maximum possible lengths, free from distortion or defects detrimental to appearance or performance. Part 3 Execution 3.01 Examination • A. Verify existing site conditions under provisions of Section L__J. • B. Verify that roof penetrations and plumbing stacks are in place and flashed to deck surface. • C. Verify roof openings arc correctly framed prior to installing work of this section. • D. Vepfy deck surfaces are dry, free of ridges, warps, or voids. 3.02 Roof Deck Preparation • A. Follow shingle manufacturer's recommendations for acceptable roof deck materials. • B. Broom clean deck: surfaces prior to the roof installation. 3.03 Installation -Eave Ice Dam Protection • A. Place (eave edge) (and) (gable edge) metal flashing tight with fascia boards. Weather lap joints 3 inches and seal with roofing cement. Secure flange with nails spaced L..J inches o.c. • B. Apply Atlas Roofing Corp. WeatherMaster Granular Underlayment Waterproofing Membrane, a self-adhering, SBS rubberized asphalt membrane as eave protection in accordance with manufac- turer's instructions. • C. Extend eave protection membrane minimum (24) (48) (__)inches up the slope beyond interior face of exterior wall. 3.04 Installation -Protective Underlayment • A. When roof slope is between 2" and 411 per foot. install one layer ofWeatherMaster Granular Un- derlayment. or two layers of ASTM 0226 TYPE L..J underlayment over areas not protected by WeatherMaster Granular Underlayment at eave, with ends and edges weather lapped a minimum (6) L..J inches. Stagger end laps between each consecutive layer. Nail in place. • B. When roof slope is 4" per foot or greater, install one layer ASTM D226 TYPE L_J one layer of WeatherMaster Granular Underlayment or underlayment perpendicular to slope of roof and lap minimum (4) L_J inches over eave protection. • C. Weather lap and seal watertight with plastic cement ASTM 4586 around items projecting through or mounted on the roof. 3.05 Installation -valley protection • A. For "Closed-Cut," "Woven," or "Open" valleys, first place one-ply ofWeatherMaster Granular Undcrlaymcnt (___) minimum (36) L_J inches wide, centered over valleys. Lap joints minim- um (6) {__) inches. Follow shingle and waterproofing membrane manufacturer's instructions. 3.06 Installation -Metal Flashing • A. Seal work projecting through or mounted on roofing with asphalt roof cement (not required for step flashing). 3.07 Installation -Asphalt Shingles • A. Install shingles in accordance with manufacturer's instructions for the type of product and applic- ation specified. 3.08 Field Quality Control • A. Field inspection will be performed under provisions of Section L__J. 3.09 Protection of Finished Work • A. Protect finished work under provisions of Section L__J. • B.
