The following items are required by Garfield County for a final inspection:
l. A final Electrical Inspection from the Colorado State ElectricaJ Inspector;
2. Pennanent address assigned by Garfield County Building Department posted where readily
visible from access road;
3. A finished roof. a lockable house, complete exterior siding. exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water. non-absorbent
kitchen floor coverings, counter tops and fmished walls, ready for stove and refrigerator, all
neCCSSIU)' plumbing;
4. All bathrooms must be complete, with washbow~ tub or shower, toilet stool, hot and cold
running water, non-absorbent floors and walls finished and a privacy door;
S. All steps outside or inside over three (3) steps must have handrails, guard rails on balconies or
decks over 30" high constructed to aliiBC and IRC requirements;
6. Outside grading done to where water will detour away from the building;
7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of
extenuating circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until
all the required items are completed and a final inspection made;
8. A final inspection sign off by the Garfield County Road & Bridge Department for driveway
installation, where applicable; as well as any final sign off by the Fire District, and/or State
Agencies where applicable.
A CERTIFICATE OF OCCUPANCY WILL NOT BE ISSUED UNTIL ALL THE
ABOVE ITEMS HAVE BEEN COMPLETED .

In order to understand the scope of the work intended under a pennit application and expedite the
issuance of a permit it is important that complete information be provided. When reviewing a plan
and it's discovered that required information has not been provided by the applicant, this will result
in the delay of the pennit issuance and in proceeding with building construction. The owner or
contractor shall be required to provide this information before the plan review can proceed. Other
plans that are in line for review may be given attention before the new information may be reviewed
after it has been provided to the Building Department.
Please review this docament to determine if you have enough information to desiga your
project aad provide adequate iaformation to facilitate a plaa review. Also, please COBsider
using a desip professional for assistaace in yoar design and a construction professioaal for
constructioa of your project. Any project with more than tea (10) occupanCs requires the
plans to be sealed by a Colorado Registered Design Professioaal.
To provide for a more understandable plan in order to determine compliance with the building,
plumbing and mechanical codes, applicants are requested to review the following checklist prior to
and during design. AppUcants are required to indicate appropriately aud to submit the
completed checklist at time of applic:atioa for a permit.
Plans to be included for a Building Permit, must be on draftiag paper at least 18"x24" aud
drawn to scale.
Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with
I
decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line
and original grade. A section showing in detail, from the bottom of the footing to the top of the root;
including re-bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation,
sheeting, house-rap, (which is required), siding or any approved building material Engineered
foundations may be required.
A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be
designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind
speed, wind exposure B or C, and a 36 inch frost depth.
All sheets to be identified by number and indexed. All of the above requirements must be met or
your plans will be returned.
All plans submitted must be incompliance with the 2003 IRC.
1. Is a site plan included that identifies the location ofthe proposed structure or addition and
distances to the property lines from each comer of the proposed structure(s) prepared by
a licensed surveyor and has the surveyors signature and professional stamp on the
drawing? Properties with slopes of30% or greater must be shown on the site plan.
(NOTE Sectioa: 106.2) Any site plan for the placement of any portion of a structure
within 50 ft. of a property line and not within a previously surveyed building envelope on
a subdivision final plat shall be prepared by a licensed surveyor and have the surveyor's
signature and professional stamp on the drawing. Any structure to be built within a
building envelope of a lot shown on a recorded subdivision plat sball include a copy of
the building envelope as it is shown on the final plat with the proposed structure located
within the envelope.

RE: Design Review Committee Approval-Lot 22-Final Review
Dear John,
Thank you for coming to meet with the BCR DRC on Wednesday. The DRC has
approved your house design, with conditions listed below, for Lot 22 based on
drawings submitted May 12th, 2006. This letter will satisfy the requirements of
the Garfield County building department.
l . The DRC will grant an explicit variance for this lot for exceeding the
square footage limit of 4,000 s.f. for a few reasons including the
separation of main house and studio. The main house is approximately
3,500 sf and the small studio (approx. 700 sf) provides a very pleasing
scale at the street. The depth of this lot and location of several Ponderosa
pines allows for the separation of buildings in a very acceptable manor.
2. All of the conditions of the preliminary application letter still apply,
specifically item #4 which has not yet been addressed and must be in
order to come up with an acceptable construction plan to properly locate
construction fencing, staging areas, etc ...
3. Utility routing must be drawn and presented to the DRC for review as it is
critical to the Ponderosa pine root systems where they are located and
how they are excavated.
4. Conditionally we anticipate the signing of a letter from the owner of lot 21
approving the location of the driveway which is directly against the
property line. The location of the driveway is a direct result of the DRC and
the owner agreeing to be sensitive to the Ponderosa pines. The DRC, the
owner's architect, and the builder have already discussed the matter and
fully anticipate an agreement but the formality has not yet taken place.

excellent addition to the neighborhood .
