When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with 1 decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line and original grade. A section showing in detail, from the bottom of the footing to the top of the roof, including re-bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house-rap, (which is required), siding or any approved building material. Engineered foundations may be required. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure B or C, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. All plans submitted must be incompliance with the 2003 IRC. 1. Is a site plan included that identifies the location of the proposed structure or addition and distances to the property lines from each comer of the proposed structure( s) prepared by a licensed surveyor and has the surveyors signature and professional stamp on the drawing? Properties with slopes of30% or greater must be shown on the site plan. (NOTE Section: 106.2) Any site plan for the placement of any portion of a structure within 50 ft. of a property line and not within a previously surveyed building envelope on a subdivision final plat shall be prepared by a licensed surveyor and have the surveyor's signature and professional stamp on the drawing. Any structure to be built within a building envelope of a lot shown on a recorded subdivision plat shall include a copy of the building envelope as it is shown on the final plat with the proposed structure located within the envelope. The study was conducted in accordance with our agreement for geotechnical engineering services to you dated November 13, 2006. The data obtained and our recommendations based on the proposed construction and subsurface conditions encountered are presented in this report. Hepworth-Pawlak Geotechnical, Inc. previously conducted a preliminary geotechnical study for the Eagles Point subdivision and presented our findings in a report dated November 21, 2003, Job No. 103 680. Proposed Construction: The proposed residence will be a single story, wood ti·ame structure with an attached garage located on the lot as shown on Figure 1. Ground lloor will be structural over a crawlspace for the living areas and slab-on-grade in the garage. Cut depths are expected to be about 3 to 4 feet. Foundation loadings are assumed to be relatively light and typical of the proposed type of construction. If building conditions or foundation loadings arc significantly different from those described above, we should be notified to re-evaluate the recommendations presented in this report. Site Conditions: The lot was vacant at the time of our site visit. Talon Trail borders the lot on the southeast side. There could be some fill on the lot from ovcrlot grading as part of the subdivision development. The ground surface is relatively flat with about 1 to 2 feet of elevation ditTerence across the lot. Vegetation consists of sparse weeds. MAR-21-2007 10:21 From:HP-GEOTECH 9709458454 To :3843470 -2 - Subsurface Conditions: The s ub surface conditions at the site were evaluated by observing three ex ploratory pits that had been excavated prior to our arrival to the site at the approximate locations s hown on F igure I. The logs of the pits are presented on Figure 2. The subsoils encountered, below up to about ~foot oftopsoil, consist of medium stiff to stiff, s lightly sandy to sandy silty clay with sca ttered gravel and occasional cobbles down to the maximum pit depth of 6Y2 feet. The soil s become more calcareous with depth. High plasticity silt was encountered at the bottom of Pit I. Results of' swell-consolidation te s ting performed on a relatively undisturbed samples of the clay so il s, prese nted on Figure 3, indicate low compressibility under existing moisture conditions and light loading , and a minor collnpsc potential (settlement under a constant load) after wetting. The sa mples s howed moderate to high compressibility with increased loading after wetting. The laboratory te s ting is su mmarized on Table I . No fre e water was observed in the pits and the soils were slightly moist to moi st. Boring I drilled to the northeast of Lot 36 as part of the preliminary study encountered about 7 feet of clay containing basalt fragments overlying the basalt gravel and no free water to the drilled depth of II feet in October, 2003. Foundation Recommendations: Considering the subsoil conditions encountered in the exploratory pits and the nature of the proposed constmction, we recommend spread footings placed on the undistwbed natmal soil designed for an allowable soil bearing pressure of 1,500 ,gsffor support of the proposed res idence. It has been our experience in the area that the soils possess a variable settlement/heave potential and the bearing conditions should be further evaluated at the tim e of construction. Footings should be a minimum width of 18 inches for continuous walls and 2 feet for columns. Loose and disturbed soils encountered at the foundation bearing level within the excavation s hould be removed and the footing bearing level extended clown to the undisturbed natural soils. Exterior footings should be provided with adequate cover above their bearing elevations for frost protection . Placement of footings at least 36 inches below the exterior grade is typically used in th]s area. Continuous foundation walls should be reinforced top and bottom to span local anomalie s such as by assuming an unsupport ed length of at least 12 feet. The soils in the area have variable settlement/heave potential which could result in some slab movement, mainly if the subgrade soils are wetted. To reduce the effects of some differential movement, floor slabs should be separated from all bearing walls and columns with expansion joints which allow unrestrained vertical movement. Floor slab control joints should be used to reduce damage due to shrinkage cracking. The requirements for joint spacing and slab reinforcement should be established by the designer based on experience and the intended slab use. A minimum 4 inch layer of sand and gravel, such as road base, should be placed beneath interior slabs-on-grade for subgrade support. This material should consist of minus 2 inch aggregate with less than 50% passing the No.4 sieve and less than 12% passing the No. 200 sieve. All fill materials for support of floor slabs should be compacted to at least 95% of maximum standard Proctor density at a moisture content near optimum, Required fill can consist of the on-site soils devoid of vegetation, topsoil and oversized rock. Surface Drainage: The following drainage precautions should be observed during construction and maintained at all times after the residence has been completed: 1) Inundation of the foundation excavations and underslab areas should be avoided during construction. 2) Exterior backfill should be adjusted to near optimum moisture and compacted to at least 95% of the maximum standard Proctor density in pavement and slab areas and to at least 90% of the maximum standard Proctor density in landscape areas. 3) The ground surface surrounding the exterior of the building should be sloped to drain away from the foundation in all directions. Limitations: This study has been conducted in accordance with generally accepted geotechnical engineering principles and practices in this area at this time. We make no warranty either express or implied. The conclusions and recommendations submitted in this report are based upon the data obtained from the exploratory pits excavated at the locations indicated on Figure 1 and to the depths shown on Figure 2, the proposed type of constmction, and our experience in the area. Our services do not include determining the presence, prevention or possibility of mold or other biological contaminants (MOBC) developing in the future. If the client is concerned about MOBC, then a professional in this special field of practice should be consulted. Our findings include interpolation and extrapolation of the subsurface conditions identified at the exploratory pits and variations in the subsurface conditions may not become evident until excavation is performed. Tf conditions encountered during constmction appear different from those described in this report, we should be notified at once so re-evaluation of the recommendations may be made. This report has been prepared for the exclusive use by our client for design purposes. We are not responsible for technical interpretations by others of our information. As the project evolves, we should provide continued consultation and field services during constmction to review and monitor the implementation of our recommendations, and to verify that the recommendations have been appropriately interpreted.
