The following items are required by Garfield County for a final inspection:
1. A final Electrical Inspection from the Colorado State Electrical Inspector;
_, 2. Permanent address assigned by Garfield County Building Department posted where readily
visible from access road;
3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water, non-absorbent
kitchen floor coverings, counter tops and finished walls, ready for stove and refrigerator, all
necessary plumbing;
4. All bathrooms must be complete, with washbowl, tub or shower; toilet stool, hot and cold
running water, non-absorbent floors and walls finished and a privacy door;
5. All steps out.c;ide or inside over three (3) steps must have handrails, guard rails on balconies or
deck.c: over 30" high constructed to all IBC and IRC requirements;
6. Outc:ide grading done to where water will detour away from the building;
7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of
extcnuatir.g circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until
all the required items are completed and a final inspection made;
8. A fmal inspection sign off by the Garfield County Road & Bridge Department for driveway
installation , where applicable; as well as any fmal sign offby the Fire District, andlor State
Agencies where applicable.
A CERTIFICATE OF OCCUPANCY WILL NOT BE ISSUED UNTIL ALL THE
ABOVE ITEMS HAVE BEEN COMPLETED.

Dear Andy
Following our telephone conversation last week, I would like to separate the building
penn it for our house from the building pennit for our garage as we are planning to finish the
garage after we move into the house. I understand that there is an administrative fee for this.
The door marked on the attached drawing (rear elevation door leading from the kitchen to
the proposed mud room) will be an exterior door and there will be a 3 x 3 landing pad outside the
door leading to the garage/parking area. At the time we move into our house, the garage will
either be a gravel parking area or we may have even poured the slab at that time. I'm not sure if
you need to know which it will be at this point. If so, please let me know.
I think that is all the information you require at this point. Please do not hesitate to
contact me at 970-379-1907 if you need any additional information.
We are hoping to move into the house around the middle of November (we have a whole
house full of family coming for Thanksgiving!!!) so I wanted to try and get this taken care of
prior to us seeking the C .O. for our house so that there is no delay at that time.
