Gentry LOCATION: PROJECT DESCRIPTION: Section 22 and 27, Township 7 South, Range 92 West. Located approximately 11 miles south of Silt on County Road 324. To divide a 480 acre parcel into two tracts of 2.4 acres and 477.6 acres. SEWAGE: Existing WATER: Existing ZONING: A/R/RD ADJACENT ZONING: A/R/RD in all directions I. RELATIONSHIP TO THE COMPREHENSIVE PLAN: The site falls within District C/Rural Areas with Minor Environmental Constraints. This allows for 1 dwelling unit per 5 acres. II. DESCRIPTION OF THE PROPOSAL: A. Site Description: The 2.4 acre site is a hillside with a home placed near the top of the hill. The remaining 477 acres is all used for agricultural purposes. B. Project Description: The applicants wish to subdivide a 480 acre parcel into one 2.4 acre parcel and one 477.6 acre parcel. III. MAJOR ISSUES AND CONCERNS: A. Review Agency Comments: 1. The Division of Water Resources sent a letter dated July 22, 1983 stating that they have no objections to the proposal. The well is a very old well drilled before well permits were required by the Division of Water Resources. B. Staff Comments: 1. The 2.4 acre proposed is less acreage than the 1 dwelling unit per 5 acres that the Comprehensive Plan recommends. 2. The surrounding parcels are large tracts with the exception of two 10 acre parcels and one 20 acre parcel northwest of the proposal. These parcels were created by a Senate Bill 35 Exemption in 1980. IV. FINDINGS: 1. The proposal is consistent with the A/R/RD zone district acreage requirements. However, it is inconsistent with the acreage recommendation of the Garfield County Comprehensive Plan. 2. That the proposal will be compatible with existing and permitted land uses in all directions provided all conditions are met. 3. That for the above stated and other reasons, the proposed zoning is in the best interest of the health, safety, morals, convenience, order, prosperity and welfare of the citizens of Garfield County provided all conditions are met. -13- II/ 411 GCPC - 8/10/83 V. RECOMMENDATION: _ Approval of the Sketch Plan and request for exemption from full subdivision review with the following conditions: 1. That 2.6 acres be added to the proposed 2.4 acre lot to create a 5 acre parcel consistent with the acreage recommendation of the Garfield County Comprehensive Plan. 2. RECOMMENDATION: On August 10, 1983, the Planning Commission recommended approval of the sketch plan and the request for exemption from full subdivision review with the following conditions.
