When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it· has been provided to the Building Department. TWO (2) SETS OF CONSTRUCTION DRAWINGS & TWO (2) SITE PLANS MUST BE SUBMITTED FOR ALL APPLICATIONS. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design ,/ professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line and original grade. A section showing in detail, from the bottom of the footing to the top of the roof, including re-bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house-rap, (which is required), siding or any approved building material. Engineered foundations may be required. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure B or C, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. All plans submitted must be in compliance with the 2003 IRC, and 2006 IECC. I. Is a site plan included that identifies the location of the proposed structure or addition and distances to the property lines from each corner of the proposed structure(s) prepared by a licensed surveyor and has the surveyors signature and professional stamp on the drawing? Properties with slopes of 30% or greater must be shown on the site plan. The services were performed in accordance with our agreement for professional engineering services to you, dated July 30, 2009. The proposed shop/ garage building will be a single story, pre-engineered steel frame structure located north (uphill) of the existing residence at the address. Spread footings sized for an assumed maximum allowable soil bearing pressure of 1,500 psfwill support the proposed structure as shown on the foundation plans prepared by Bullseye Engineering, Inc. and provided to us by Dave Hillbrand with Kuersten Construction, LLC. Ground floor will be slab-on-grade. At the time of our visit to the site, the foundation excavation had been cut in multiple levels from 1 \1, to 5\1, feet below the adjacent ground surface. The interior slab area was unexcavated, but cleared of vegetation, and about 6 inches of topsoil was observed. A layer of screened rock, approximately 6 inches thick, was observed throughout most of the bottom of the excavation with exception of the pad footing areas. The soils exposed in the sides of the excavation and below the screened rock consisted of stratified, sand and silt with gravel silty and sandy gravel with cobbles. We understand that the bottom of the excavation was compacted prior to placing the screened rock. Results of swell- consolidation testing performed on a sample of the sand and silt, taken from the northeast comer of the excavation and shown on Figure 1, indicate low compressibility under existing low moisture conditions and light loading, and a low collapse potential (settlement under constant load) after wetting. The test results showed high compressibility with increased loading after wetting. No free water was encountered in the excavation and the soils typically slightly moist. Considering the conditions exposed in the excavation and the nature of the proposed construction, spread footings placed on the undisturbed natural soil designed for an allowable soil bearing pressure of 1,500 psf can be used for support of the proposed shop/garage building with some risk of differential foundation settlement. The actual magnitude of settlement will depend on the depth and extent of any wetting, and, if desired, could be further evaluated with subsurface exploration in the form of an exploratory boring. Precautions should be taken to prevent post-construction wetting of the bearing soils. Exterior footings should be provided with adequate soil cover above their bearing elevations for frost protection. Continuous foundation walls should be reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 14 feet. The topsoil layer remaining in the floor slab area should be removed prior to placing structural fill to establish design subgrade elevation. Structural fill placed within floor slab areas can consist of the on-site soils compacted to at least 95% of standard Proctor density at a moisture content near optimum. Backfill placed around the structure should consist of a relatively impermeable soil, such as clay, be well-compacted and the surface graded to prevent ponding within at least I 0 feet of the building. Sprinkler heads and landscape that requires regular heavy irrigation, such as sod, should not be located within 5 feet ofthe foundation. The recommendations submitted in this letter are based on our observation of the soils exposed within the foundation excavation and do not include subsurface exploration to evaluate the subsurface conditions within the loaded depth of foundation influence. This study is based on the assumption that soils beneath the footings have equal or better support than those exposed. The risk of foundation movement may be greater than indicated in this report because of possible variations in the subsurface conditions. In order to reveal the nature and extent of variations in the subsurface conditions below the excavation, drilling would be required. It is possible the data obtained by subsurface exploration could change the recommendations contained in this letter. Our services do not include determining the presence, prevention or possibility of mold or other biological contaminants (MOBC) developing in the future.
