Other plans that arc in line for review may be given attention before the new information may be reviewed after it bas been provided to the Building Department. · Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the . plans to be sealed by a Colorado Registered Design Professional. A section showing in demil, from the bottom of the footing to the top of the roof, including re-bar, anchor bolts, pressure treated plates, floor joists, wall st\lds and spacing, insulation, sheeting, bouse-rap, (which is required), siding or any approved building material. Engineered foWJdations may be_ required. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure B or C, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be retumed. All plans submitted must be incompliance with the 2003 IRC. l. The project site is shown on Figure l. The purpose of the study was to develop recommendations for the foundation design. The study was conducted in accordance with our agreement for geotechnical engineering services to Jerilyn Gross dated February 12, 2007. Hepworth- Pawlak Geotechnical, lnc. previously conducted a preliminary ge(Jtechnical study !()r development of the subdivision and presented our findings in a report dated November 21,2003,JobNo. 103680. An exploratory boring was drilled on the lot to obtain information on the general subsurface conditions. Samples of the subsoils obtained during the field exploration were tested in the laboratory to determine their classification, compressibility or swell and other engineering characteristics. The results of the field exploration and laboratory testing were analyzed to develop recommendations for foundation types, depths and allowable pressures for the proposed building foundation. This report summarizes the data obtained during this study and presents our conclusions, design recommendations and other geotechnical engineering considerations based on the proposed construction and the subsurface conditions encountered. PROPOSED CONSTRUCTION The proposed residence will be a single story wood frame structure with an attached garage. Ground floor will be stntctural over a crawlspace for the residence and slab-on- grade in the garage. Grading for the structure is assumed to be relatively minor with cut depths between about 3 to 4 feet. We assume relatively light foundation loadings, typical of the proposed type of construction. If building loadings, location or grading plans change significantly from those described above, we should be notified to re"evaluate the recommendations contained in this report. -:-:-~:=-:=-----·-·-··-----··-------~-----·····--·------ Job No 1070079 ~ 05/24/2007 09:30 9706254794 PRESTIGIOUS PROPERTY PAGE 11 -2. SITE CONDITIONS The site was vacant at the time of our field exploration. The ground surface is relatively flat with a gentle slope down to the northwest. There was about 3 to 4 feet of elevation difference across the lot. There could be some minor fill on the lot from overlot grading as part ofthe subdivision development. Vegetation consists of sparse grass and weeds. Spencer Parkway is located to the east and a fairly large ephemeral (dry) drainage channel is located to the nmihwest of the property. FIELD EXPLORATION The field exploration for the project was conducted on February 16, 2007. One exploratory boring was drilled at the location shown on Figure J to evaluate the subsurface conditions. The bori11g was advanced with 4 inch diameter continuous flight augers powered by a truck-mounted CME-4513 drill rig. The boring was Jogged by a representative of llepworth-Pawlak Geotechnical, Inc_ Samples of the subsoils were taken with a 2 inch !D. spoon sampler. The sampler was driven into the subsoils at various depths with blows from a 140 pound hammer falling 30 inches. This test is similar to the standard penetration test described by ASTM Method D-1586. The penetration resistance values are an indication of the relative density or consistency of the subsoils. Depths at which the samples were taken and the penetration resistance values are shown on the Log of Exploratory Boring, Figure 2. The samples were returned to our laboratory for review by the project engineer and testing. SUBSURFACE CONDITIONS A graphic log of the subsurface conditions encountered at the site is shown on Figure 2. The subsoils consist of about y, foot of organic topsoil and 2Y, feet of medium stiff to stiff, sandy silty clay with scattered gravel overlying relatively dense, basalt gravel, cobbles and boulders in a sandy clay matrix. A boring drilled to the west of Lot 41 as part of the preliminary ~tudy encountered about 7 feet of clay overlying the basalt gravel and no free water to the drilled depth of II feet in October 2003. Laboratory testing performed on samples obtained from the boring included natural moisture content, density and finer than sand size gradation analyses. Results of swell- Job No. 107 0079 05/24/2007 09:30 9705254794 PRESTIGIOUS PROPERTY PAGE 12 -3 - consolidation testing performed on relatively undisturbed drive samples of the clay soils and clay matrix of the gravels, presented on Figure 4, generally indicate low to moderate compressibility under conditions of loading and wetting. The sample from Boring 1 at I 0 feet showed a minor expansion potential when wetted under a constant light surcharge. The laboratory testing is summarized in Table ]_ No free water was encountered in the boring at the time of drilling and the subsoils were slightly moi"t to moist FOUNDATION BEARING CONDITIONS Some of the clay subsoils encountered in the First Eagles Point development possess an expansion potential when wetted. Surface runof( landscape irrigation, and utility leakage are possible sources of water which could cause wetting. The settlement/heave potential of the subgrade should be further evaluated at the time of construction. The rock content of the subsoils will help mitigate the expansion potential and placing the foundation entirely on the basalt gravels should provide a relatively ]ow risk of foundation movement. DESIGN RECOMMEND A TlONS FOUNDATIONS Considering the subsurface conditions encountered in the exploratory borings and the nature of the proposed construction, we recommend the building be founded with spread footings bearing on the natural gravel subsoils. The design and construction criteria presented below should be observed for a spread footing foundation system. 1) Footings placed on the undisturbed natural gravel subsoils should be designed for an allowable bearing presSttre of2,000 psf. Based on experience, we expect settlement/heave of footings designed and constructed as discussed in this section will be about 1 inch or less. There could be some additional differential movement of footings if the clay matrix soils become wetted. Job No. 107 0079 -·-----·-----~ 05/24/2007 09:30 9706254794 PRESTIGIOUS PROPERTY PAGE 13 - 4 - 2) The footings should have a minimum width of 16 inches for continuous walls and 2 feet for isolated pads. 3) Exterior footings and footings beneath unheated areas should be provided with adequate soil cover above their bearing elevation for frost protection Placement of foundations <It least 36 inches below exterior grade is typically used in this area. 4) Continuous foundation walls should be reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 12 l'cec Foundati<.>n walls acting as retaining structures should also be designed to resist a lateral earth pressure corresponding to an eyuivalent fluid unit weight of at least 50 pcf Backfill should not contain vegetation, topsoil and rock larger than about 6 inches. 5) All existing 1111, topsoil and any loose or disturbed soils should be removed and the footing bearing level extended d<.lWn to the natural soils. The exposed soils in footing area should then be moistened and compacted. 6) A representative of the geotechnical engineer should observe all footing excavations prior to concrete placement to evaluate bearing conditions. Fl ,OOR SLABS The natural on-site soils, exclusive of topsoil, are suitable to support lightly loaded slab- on-grade construction. The clay soib have variable settlement/heave potential which could result in some slab movement if the clay bearing soils become wetted. To reduce the effects of some differential movement, floor slabs should be separated from all bearing walls and columns with expansion joints which allow unrestrained vertical movement. Floor slab control joints should be used to reduce damage due to shrinkage cracking. The requirements lor joint spacing and slab reinforcement should be established by the designer ba~ed on experience and the intended slab use. A minimum 4 inch layer of lrec-draining gravel should be placed beneath interior slabs-on-grade to facilitate drainage. This material should consist of minus 2 inch aggregate with at least 50% retained on the No. 4 sieve and less than 2% passing the No. 200 sieve . ... -----------------------------·----·--· ------·-- lob No. 107 0079 05/24/2007 09:30 9705254794 PRESTIGIOUS PROPERTY PAGE 14 - 5 - All flll materials for support of floor slabs should be compacted to at least 95% of maximum standard Proctor density at a moisture content near optimum. Required fill can consist of the on-site soils devoid of vegetation, topsoll and oversized rock. SURJACE DRAJNAGE The following drainage precautions should be observed during construction and maintained at all times after the residence has been completed: 1) Jnundation of the foundation excavations ~nd underslab areas should be avoided during construction. 2) Exterior backfill should be adjusted to near optimum moisture and compacted to at least 95% of the maximum standard Proctor density in pavement and slab areas and to at least 90% of the maximum standard Proctor density in landscape areas. 3) The ground surface ~urrounding the exterior of the building should be sloped to drain away from the foundation in all directions. We recommend a minimum slope of 6 inches in the lirst I 0 feet in unpaved areas and a minimum slope of 3 inches in the lirst I 0 feet in paved areas. 4) Roof downspouts and drains should discharge well beyond the limits of all backfilL 5) Irrigation sprinkler heads and landscaping which requires regular heavy irrigation, such as sod, should be located at least 5 feet from foundation walls. LIMITATIONS This study ha~ I;Jeen conducted in accordance with generally accepted geotechnical engineering principles and practices in this area at this time. We make no warranty either express or implied. The conclusions and recommendations submitted in this report are based upon the data obtained from the exploratory boring drilled at the location indicated on Figure I, the proposed type of construction and our experience in the area. Our services do not include determining the presence, prevention or possibility of mold or other biological contaminants (MOBC) developing in the future. If the client is concerned about MOBC, then a professional in this special field of practice should be consulted.
