A section showing in detail, from the bottom of the footing to the top of the roof, including re-bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house-rap, (which is required), siding or any approved building material. Engineered foundations may be required. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure B or C, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. All plans submitted must be incompliance with the 2003 IRC. 1. In- place soil density testing of the reworked subgrade soils was performed. The six in-place sail densities were found to range from 109 to l\4 pounds per cubic foot in both the basement area and the upper excavated area. These soils welll found to be very similar to those low plastic sandy silt'l dc.:cribcd in the Report of Subsurface Soil Exploration pcrfom1ed for this site by G<and Junction Lincoln DeVore, lob 1192925-GJ, dated April 13, 2007. The reworked subgrade soils were judged to be capable of supporting the structuml fill. It was determined thatageotextile fabric for either separation or reinforcement wa.• not required. A thin (6-mil) plastic membUUJc was placed as pat! of the perimeter/subsurl'aec drain system. Personnel of Grand Junction Lincoln DeVore oboerved the recently placed structural till on the abo\'c- rofercnced site on July 6, 2007. The strnctural fill was found to COn>ist of approximately 2 fcctofimported sandy gravel (Class 6,ABC). In-place soil density tests taken on the structural fill indicated that compactiun was cilherequ.allO orin excess of90% of the modified proctor density (ASTM D-1557) for these matet·ials . . The strnctural fill appears to meet the minimum recommendations in the R<:po11 of Subsurface Soil Explor.otion performed by Grand Junction Lincoln DeVore and the foundation design prepa~-d by Grand Junction Lincoln DeVore. Personnel of Grand Junction Lincoln DeVore observed that the dtain had been installed in the lower p0rtion of the structural till in a manner similar to the general details shown on the foundation design. Pcrs<~nncl of Grand Junction Lincoln DeVore did not see the drain during construction. and what was exposed was observed to be a solid, pcrfollltcd 4-inch pipe. It is our understanding that a dry well discharge is planned for this site. Grand Junction Lincoln De Yore will observe the anticipated dry well area in order to make rcconuncndations to prevent or minimize long·t.erm moisture-related problems associated with thi~ discharge for both this site and neighboring site>. The foundation components Wid reinforcing steel have not yet been constructed except torthe footing ft>nns and reinforcing steel placement. The Grand Junction Lincoln DeVore foundation design did r.ot '''quire hori-.<>ntal reinforcing steel in the concrete tOOting:;. The grade beams that are utilized for both short foundation walls and the higher bnsernent walls are sufticiently reinforced to meet the structural requirements of this structure. The placement of this extra reinforcement will not affect the performance of the foundation as designed by Grand Junction Lincoln DeVore. The pl=ment of this reinforcing is approved by the design engineer. Tho client has informed Grand Junction Lincoln DeVore that a 9·foot basement wall is desired instead of the 8-foot·high wall shown on tho original piMS and on our foundation design. The client has sugg~sted increasing the vertical reinforcing steel to #5 bars placed at 18-inch center to center in the higher walls. Tlt is ch;u~ge in the reinfore<,ment schedule will be adequate for the vertical steel. It mll>t be noted that increasing the wall height will require one more horizontal tic bar, shown on the bas<.'lllent wall section as a #4 bar at 30-inch center to center.
