The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. Eagle County has recently amended the Eagle County Land Use Regulaiions, our goveming land use document, to require proof of legal water prior to granting of any development permit. According to the proposal for the ADU, proof of leg;;1l water source has not been established. We find it difficult to make this finding utilizing 'pending' applications. 2. Eagle County has also recently amended the Eagle County Land Use Regulations adding provisions for berming. There is reference in the application that visual mitigation for the additional structure includes utilizing landscaping and berming. We recommend that you carefully consider the design of the berm to ensure that the berm resembles a natural-looking (to the greatest extinct possible), articulated landscaped feature; uniform, elongated berms are not recommended, and look very human-made. We very much appreciate the opportunity to review this application. Please contact me if you have any questions. Sincerely, Jena Skinner-Markowitz, AICP Planner, Eagle County Comm.
