The attached foundation design hos not been engineered to meet specific soil conditions. 3. There are three basic types of foundation designs that the home buyer nnd contractor must be aware of: a. Non-vented and insulated crawlspace-The borne on this foundation would not ha.ve floor insulation, but the found11tion wnlls must be insulated to local code nnd no vents would be installed in the perimeter of the foundation. ]fused this foundation requires that any fuel burning appliances have extenders to draw air from outside the crawlspace. b. V cnted crawlspace-This home must have floor insulation installed at the factory or on site. Vents must be instnlled to manufacturers specifications. c. Non-vented basement-This home must lmve floor insulation if the bnsement is unfinished or no floor insulation ifbnsement is hented. This scenario cnn differ, depending upon State and Local Codes. Buyer must verify what is needed based upon locnl bullding codes. 4. Golden Villa Homes does not make the following connections, unless specifically noted in writing in your home purchD.Se contract Buyer is responsible for U1e following connections. a. Sewer lines under borne. Fnctory stubs drain line through floor only and they must be interconnected. b. Woter lines. Wnter lines ore run to all fixtures. There is one central coMection tbnt must be made. c. Gns lines. The gns lines o.re not present and must be connected to individual applinnces. d. Electrical. Power lines from utility company to interior meter pnnel are the responsibility of others. Wiring is complete from home ftxtures to panel box, except hnrd wire cross over, which must be connected by others . e. Dryer vent connections to exterior of home. f. W nter henter pnn and pop off drains to exterior of home. g. Furnace ond A/C dr11.in lines to sewer or exterior of home. 5. Most Cities and Counties require restroom facilities to be available at o.ll times during construction. Our Contractors have the sllllle requirements. Buyer is responsible to supply restroom facilities from stnrt of construction until construction is complete. 6. TI1e contractor must provide a cra.wlspnce access so setup m11terinls can be removed from under the home. Minimum dimensions are 36"x 30" x 36" net . Exterior access will need to be insulated ns to not effect the U value of Ute horne. lf the contrnctor or customer chooses to use o.n interior cra.wlspnces access, all modifications and finish of the nccess is the responsibility of others, unless specifically noted in writing in the final Home Order. TI1is method could result in additional dirt ond wear in the homes interior. 7. Bonnnvilln Homes and Four Season Homes foundatio n designs show pad supports for the m;miagc line . Golden Villn Homes strongly recommends that n continuous footer nnd pony wall be used in place of posts on crawlspnce foundations. 3. On vemed crawlspaces, the manufncrurer requires a minimum percentage of crowlspace venting . A good rule ofthumb is to instnlll V1 sf of venting for every 25 If of foundation perimeter. Local Building Codes must also be followed. 9 . FOUR SEANSONS HOI\IlES DO NOT l1A VE FLOOR INSULATION FROM THE MANUFACTURER. DONNA V1LLA HOMES OFFERS FLOOR INSULATION FOR HOMES AS AN OPTION. If there is no floor insulation present from the manufacturer of the home and any portion on the foundation is n crawlspace, the crawlspace portion ml!§! be insulnted by the l1ome buyers foundation contractor to meet State, County or City requirements. 10 . The customer or contractor ore required to install a 2 x l 0 treated sill plate. The bolts used to anchor this sill plate must uot be recessed into the plnte. The threads must be cut off at tbe top of the nul The sill plate will be used to anchor the home to ·the foundation, so a strong connection is imperative. Anchor bolts should be centered or set slightly toward the interior oftbe foundation, not townrd the e"-1erior of the fuundution . 11. The Ridge Benm on BoDDaviUa Modnlor Homes is n. 12" laminate benm. The floor joists n.re 2x 10. This results ln a 2.75" height difference thnt must be accounted for ln the center line support constructiou. The laminate beam is notched nt eoch end of the borne, to eliminnte perimeter foundation modification. If pure bas in g n Four Seasons Modular, there is no lteigbt difference between ridge benm nnd floor joists, so the pony wall should be snme height os sill plate or slightly lower. 12. If n crone is to be used, the site must be inspected prior to construction to verify specific placement requirements for the crane nnd the home sections. Unless specifically stated in writing, crone costs are not included in the stnndnrd setup pricing included witb the homes price. \3. Stem wnll height is to be a. minimum of31 Y:" including sill plate, but not including the foorter . Buyer must notify seller if this mensurement ofwnll height exceel;ls 48". 14. Rollover Setup Requirements-TI1ere must be 30" oftbe foundation e.'q)osed in order to roll n home onto n foundation. The pad on the rolling side or sides must be flnt and level . The foundation wall must be backfilled and compacted leaving tbe 30" exposed wnll. TI1e rollover pnd is considered tbe nren extending 22• out from the foundation and the full length ofthe foundatio~ plus 5' for tbe lransport hitches. Acconunodations must be mode for the delivery truck nt the end of the pad site. Grading of site is the responsibility of others. Ramping too steep of nn nppronch will result in serup deln.ys and downtime expenses. lt is preferable to access both sides of lbe foundation for a rollover setup . One sided roll-ons can be done, but greater coordination of delivery o.nd roll-on is required (see figure 1 a. attached). !f30" wu.ll is not exposed, t11e set crew may require a crane to set the home ot the home buyers expense. 15. The transport platfonns must be able to be moved out of the wny, wiU1out impeding other sections to be setup. When backfilling the crawlspace, there must be a mioimum 2% grnde for 10' to channel water away from the foundation . Bocldill must be at least 4" below crawlspace vents in order to prevent water dmining into the crawlspace. Proper grading is tbe contractor or customers responsibility. The setup installer has the right to refuse to set MY home that appears to not hn.ve adequate drainage on site. 17. Additional Basement Specifications. Foundation venting requirements urc not required for basement foundations, unless required by local building codes . Although exterior access is required for setup equipment removalt n crawlspace access is not required. Bnck.fill can be completed to County specifications as long ns n minimum 2% slope for 1 0' is maintained and the backfill is a minimum of 6" away from bottom of siding on the home . The installers will not remove seLup equipment through interior basement access using portnble ladders, other alTllngements must be made by customer or contractor. Tbe bosement floor must be completed prior to instnllation ortbc home, unless buyer is willing to hire a crnnc for the installnflon.
