In accordance with and pursuant to Sections, 4-104 and 7-801 of the Garfield County
Unified Land Use Code of 2008, as amended, the Director of the Building and Planning
Department hereby authorizes, by Administrative Permit, GAPA 6873, the following
activity:
An Accessory Dwelling Unit located at 7330 County Road 100,
Carbondale, CO 81623 also known as Assessor 's Parcel No.
2391-181-00-026
The Administrative Permit is issued subject to the conditions set forth in Exhibit A.
(attached hereto), and shall be valid only during compliance with such conditions and
other applicable provisions of the Garfield County Unified Land Use Code, Building
Code, and other regulations of the Board of County Commissioners of Garfield County,
Colorado.

Exhibit A — Conditions of Approval ,
1. All representation of the Applicant contained in the application shall be considered conditions of
approval unless specifically modified by the Director Decision.
2. The Applicant shall provide a copy of the Individual Septic Disposal Permit as issued by Garfield
County for the ADU unit and demonstrate current compliance with any conditions of approval contained
therein. The proposed Individual Septic Disposal System for the new residential unit shall meet all local
and State health regulations and shall be designed by a Colorado Registered Professional engineer in
accordance with the Applicant's soils report. If determined necessary the ISDS may be relocated but shall
maintain all required setbacks.
3. The Applicant shallprovide an updated well pump test in accordance with the ULUR
requirements and the test results shall confirm that the well is adequate to serve the two proposed dwelling
units. The pump test shall be provided prior to the issuance of the Administrative Land Use Change
permit.
4. Prior to the issuance of the Administrative Land Use Change Permit, the Applicant shall provide
an updated current water quality test reflecting compliance with the ULUR requirements and adequate
compliance with drinking water standards or propose mitigation acceptable to the County Environmental
Health Manager.
5. Extension of electrical service to serve the new primary dwelling unit will be required at the time
of building permit and construction and shall be below grade if determined to be feasible.
6. The proposed ADU will maintain compliance with all Additional Standards for an Accessory
Dwelling Unit contained in the ULUR Section 7-801 including but not limited to a maximum size of 1,500
sq.ft., ownership restrictions, and compliance with all Garfield County Building Code Requirements. In
order to meet the required standards, the lower level of the ADU shall remain a garage parking and storage
area.
7. Prior to issuance of the Administrative Land Use Change Permit the Applicant shall obtain an
updated driveway access permit and shall improve the driveway serving the ADU as required by said
permit. Said improvements shall include an asphalt apron, drainage improvements to limit storm water
drainage onto the County Road, and brush removal to improve vision for vehicles accessing onto the
County Road. Timing for the required improvements shall be per the Garfield County Road and Bridge
Department policies but in any case shall be completed prior to issuance of a certificate of occupancy for
the new primary dwelling unit.
8. All new construction on the property shall be required to meet all Garfield County Building code
Requirements.
9. The Applicant shall provide bear proof trash containers for any outside storage of trash for the
ADU and new primary residential unit.
10. The existing Yurt on the property shall be properly permitted and inspected by the Garfield
Building and Planning Department if required based on the size of the structure. The Yurt if permitted
pursuant to the building permit review shall be limited to use as an accessory structure to the primary
dwelling with no permanent habitation or water sewer services.
11. The Applicant's request for waiver from submittal requirements related to topographic mapping
for the entire site is acceptable.
