August 12. 2009 GARFIELD COUNTY BUILDING AND PLANNING 970-945-8212 MINIMUM APPLICATION REQUIREMENTS For SINGLE FAMILY DWELLING CONSTRUCTION Including NEW CONSTRUCTION ADDITIONS ALTERATIONS And MOVED BUILDINGS In order to understand the scope of the work intended under a perrnit application and expedite the issuance of a peunit it is important that complete information be provided. When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. TWO (2) SETS OF CONSTRUCTION DRAWINGS & TWO (2) SITE PLANS MUST BE SUBMITTEDFOR ALL APPLICATIONS. Nine Heli -Pile helical piers and underpinning brackets were installed by Flattop Steel Piering per the plans issued by our office dated 7/28/09 and titled "C.D. Set". Additionally, the specifications issued by our office prior to commencing work were followed during the pier installation. Based upon this observation, it is our opinion that the helical piers were installed in general compliance with the approved construction plans and specifications provided by our office. The helical piers as installed will adequately support the design loads and will provide stabilization to the existing garage foundation. Based upon this review, we revise the specifications on the original plans issued by our office dated July 28, 2009 as follows: 1) Sheet S3 — The note addressing the removal and replacement of roofing and underlayment in the valleys and overframed area can be disregarded. During the review it was determined that the roof sheathing has been functioning as one unit and any movement that has occurred at the roof has occurred in the valley. Based on the information provided to us on site, the valleys were waterproofed using a bituthene roofing underlayment less than fifteen years ago. In this regard, the overframed area was found to be dry with no signs of water damage sourcing from the valleys. 2) Sheet S3 --- The note addressing the removal and replacement of siding trim and sheathing shall be amended as follows: Remove exterior trim as required to gain access to the gap that has opened up between the original main house and the previously added garage walls. After the installation of helical piers and the stabilization of the garage foundation the gaps in the framing shall be insulated and weather proofed as required. Trim shall be reinstalled on both the interior and exterior surfaces to provide a finish to match the original. 3) Sheet S3 — At the time of review the existing roof framing (trusses and 2x overframing) was found to be free of any damage. 4) Sheet S4 — During the review it was determined that the main focus of the garage repair is to stabilize the existing garage foundation and prevent any further settling. It was noted that all windows and doors are operable and the settling was not extensive enough to require the lifting and repositioning of the foundation in order to restore any of the function of these assemblies. During the review it was determined that the back wall of the garage (east side) as well as the side facing the street (north side) had experienced more settlement than the front of the garage (west side). Any lifting that is done during the stabilization of the foundation shall be done to correct the differential settlement and done in such a way to keep each pier engaged in supporting the gravity loads from the foundation and framing above. CIVIL & STRUCTURAL ENGINEERING Boulder Denver San Diego Winter Park 5) General — In addition to stabilizing the existing garage foundation which has experienced settling it was decided to remove and replace the concrete flat work at the perimeter of the garage. This flatwork includes sidewalk on both the north and east sides of the garage as well as driveway and patio on the west side of the garage. This flatwork shall be replaced with new slab on grade having a minimum thickness of four inches and shall be reinforced with #4 at 30 inches on center each way or 6x6-W1.4xW1.4 W.W.F. and provide (1)-#4 continuous at the slab perimeter and at stair nosings. Additionally, '/z" thick expansion material shall be installed where flatwork is placed up against the existing foundation to remain. All flatwork against the foundation shall be sloped such that water drains away from and does not collect near the foundation. Other than the items noted above, the garage repair shall be constructed per the original plans and specifications issued by our office.
