When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other nlans that are in line for review mav he given attention hefore the new information mav he reviewed Please review this document to determine if yon have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line and original grade. A section showing in detail, from the bottom of the footing to the top of the roof, including re-bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house-rap, (which is required), siding or any approved building material. Engineered foundations may be required. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure B or C, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. All plans submitted must be incompliance with the 2003 IRC. I. Is a site plan included that identifies the location of the proposed structure or addition and distances to the property lines from each corner of the proposed structure(s) prepared by a licensed surveyor and has the surveyors signature and professional stamp on the drawing? Properties with slopes of 30% or greater must be shown on the site plan. (NOTE Section: 106.2) Any site plan for the placement of any portion of a structure within 50 ft. of a property line and not within a previously surveyed building envelope on a subdivision final plat shall be prepared by a licensed surveyor and have the surveyor's signature and professional stamp on the drawing. Any structure to be built within a building envelope of a lot shown on a recorded subdivision plat shall include a copy of the building envelope as it is shown on the final plat with the proposed structure located within the envelope. The findings of our observations and recommendations for the foundation design are presented in this report. The services were performed in accordance with our agreement for professional engineering services to you, dated December 3, 2007. Hepworth-Pawlak Geotechnical previously conducted a geotechnical study for the subdivision development and presented our findings in a report dated August 31, 1998. The proposed residence will be a 2-story structure with a slab-on-grade ground floor. Spread footings sized for an allowable bearing pressure of l ,500 psf were assumed for support of the residence. At the time of our initial visit to the site, the entire building area had been cut in one level from 3 to 4 feet below the adjacent ground surface. We understand that the excavation was somewhat undercut to remove the overlying clay soil. The soils exposed in the bottom of the excavation consisted ofsilty sandy gravel and cobbles with some boulders. The results of a gradation analysis perfOrmed on a sample of the gravel (minus 5 inch fraction) obtained from the site are presented on Figure I. No free water was encountered in the excavation and the soils were slightly moist to moist. We returned to the site on December 5 to observe compaction of the natural soils with a fairly large vibratory roller. We understand that compacted road base will be used to fine grade the footing areas to design bearing level. Considering the conditions exposed in the excavation and the nature of the proposed construction, spread footings placed on the undisturbed natural gravel soil and compacted structural fill and designed for an allowable soil bearing pressure of 1,500 psf should be adequate for support of the proposed residence. Footings should be a minimum width of 16 inches for continuous walls and 2 feet for columns. Loose disturbed soils should be compacted or removed in footing areas. The bearing soils should be protected against frost and concrete should not be placed on frozen soils. Exterior footings should be provided with adequate soil cover above their bearing elevations for frost protection. Continuous foundation walls should be reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 10 feet. Foundation walls acting as retaining structures (if any) should also be designed to resist a lateral earth pressure based on an equivalent fluid unit weight of at least 45 pcf for on-site granular soil as backfill. Structural fill placed within floor slab areas should consist of imported granular material such as crushed rock or road base compacted to at least 95% of standard Proctor density at a moisture content near optimum. Backfill placed around the structure should be compacted and the surface graded to prevent ponding within at least 10 feet of the building. The recommendations submitted in this letter are based on our observation of the soils exposed within the foundation excavation and do not include subsurface exploration to evaluate the subsurface conditions within the loaded depth of foundation influence. This study is based on the assumption that soils beneath the footings have equal or better support than those exposed. The risk offoundation movement may be greater than indicated in this report because of possible variations in the subsurface conditions. In order to reveal the nature and extent of variations in the subsurface conditions below the excavation, drilling would be required. ft is possible the data obtained by subsurface exploration could change the recommendations contained in this letter. Our services do not include determining the presence, prevention or possibility of mold or other biological contaminants (MOBC) developing in the future. If the client is concerned about MOBC, then a professional in this special field of practice should be consulted. No indications of sinkholes were observed at the site and the risk of future subsidence throughout the service life ofthe project in our opinion, is low but the owner should be aware of the risk.
