When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. TWO (2) SETS OF CONSTRUCTION DRAWINGS & TWO (2) SITE PLANS MUST BE SUBMITTED FOR ALL APPLICATIONS. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line and original grade. A section showing in d e tail, from the bottom of the footing to the top of the roof, including re-bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house-rap, (which is required), siding or any approved building material. Engineered foundations may be required. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7 ,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure B or C, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. All plans submitted must be incompliance with the 2003 IRC. 1. Dear Ms. Goss: As requested, Hepworth-Pawlak Geotechnical, Inc. perfonned a subsoil study and percolation test for foundation and septic disposal designs at the subject site. The study was conducted in accordance with our agreement for geotechnical engineering services to you dated June 8, 2006. The data obtained and our recommendations based on the proposed construction and subsurface conditions encountered are presented in this report. Hepworth-Pawlak Geotechnical, Inc. previously conducted a preliminary geotechnical study for development of Mayfly Bend Ranch and presented our findings in a report dated June 16, 2000, Job No. I 00 412. Proposed Construction: The proposed residence will be a two story wood frame structure located on the site as shown on Figure 1. There will be a detached garage with possibly a second story ofliving space to the southwest of the proposed residence. Ground floors are proposed to be slab-on-grade. Cut depths are expected to be about 3 feet. Foundation loadings for this type of construction are assumed to be relatively light and typical of the proposed type of construction. The septic disposal system is proposed to be located west of the residence. If building conditions or foundation loadings are significantly different from those described above, we should be notified to re-evaluate the recommendations presented in this report. Site Conditions: The site is located in a previously irrigated pasture that was vacant at the time of our field exploration. The ground surface is relatively flat with a slight slope down to the southwest. There is a shallow abandoned irrigation ditch located through the building envelope. There are several low spots and shallow depressions on the site. Vegetation consists of grass and weeds with cottonwood trees along the irrigation ditches and Blue Creek. Subsidence Potential: Mayfly Bend is underlain by Pennsylvania Age Eagle Valley Evaporite bedrock. The evaporite contains gypsum deposits. Dissolution of the gypsum Parker 303-841-7119 • Colorado Springs 719-633-5562 • Silverthorne 970-468-1989 -2- under certain conditions can cause sinkholes to develop and can produce areas of localized subsidence. During previous work in the area, sinkholes were observed in the Roaring Fork Valley. Sinkholes were not observed in the immediate area of the subject lot. Based on our present knowledge of the site, it cannot be said for certain that sinkholes will not develop. In our opinion, the risk of ground subsidence at Lot 4 is low and similar to other lots in the area but the owner should be aware of the potential for sinkhole development. Subsurface Conditions: The subsurface conditions at the site were evaluated by excavating two exploratory pits in the building area and one profile pit in the septic disposal area at the approximate locations shown on Figure I. The logs of the pits are presented on Figure 2. The subsoils encountered, below about 12 to I 12 feet of topsoil, generally consist of relatively dense, slightly silty sandy gravel with cobbles and small boulders. There was a I foot thick layer of medium dense, silty sand between the topsoil and gravels in the Profile Pit. Results of a gradation analysis performed on a sample of the gravels (minus 3 inch fraction) obtained from the site are presented on Figure 3. Groundwater was encountered in the pits at a depth of 3 feet at the time of excavation and the soils were moist to wet below the groundwater. The pit excavated on the lot as part of the preliminary study encountered similar soils and groundwater at a depth of212 feet in May2000. Foundation Recommendations: Due to the shallow groundwater, foundations should be kept relatively shallow for construction in the dry. Considering the subsoil conditions encountered in the exploratory pits and the nature of the proposed construction, we recommend spread footings placed on the undisturbed natural gravel soil designed for an allowable soil bearing pressure of 3,000 psf for support of the proposed residence and detached garage. Footings should be a minimum width of 16 inches for continuous walls and 2 feet for columns. Topsoil, sands and loose disturbed soils encountered at the foundation bearing level within the excavation should be removed and the footing bearing level extended down to the undisturbed natural gravel soils. As an alternative, design bearing levels can be re-established with compacted structural fill. The fill should consist of a granular material compacted to at least I 00% of maximum standard Proctor density at a moisture content near optimum. The fill should extend laterally beyond the edges of the footing a distance at least equal to the depth of fill placed. Exterior footings should be provided with adequate cover above their bearing elevations for frost protection. Placement of footings at least 36 inches below the exterior grade is typically used in this area. Continuous foundation walls should be reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 1 0 feet. Foundation walls acting as retaining structures should be designed to resist a lateral earth pressure based on an equivalent fluid uuit weight of at least 45 pcf for the on-site soil as backfill. Floor Slabs: The natural on-site soils, exclusive of topsoil, are suitable to support lightly loaded slab-on-grade construction. To reduce the effects of some differential movement, floor slabs should be separated from all bearing walls and columns with expansion joints which allow unrestrained vertical movement. Floor slab control joints should be used to reduce damage due to shrinkage cracking. The requirements for joint spacing and slab reinforcement should be established by the designer based on experience and the intended Job No.i06 0652 -3- slab use. A minimum 4 inch layer of free-draining gravel should be placed beneath interior slabs-on-grade as a leveling course and to limit capillary moisture rise. This material should consist of minus 2 inch aggregate with less than 50% passing the No. 4 sieve and Jess than 2% passing the No. 200 sieve. All fill materials for support of floor slabs should be compacted to at least 95% of maximum standard Proctor density at a moisture content near optimum. Required fill can consist of the on-site gravel soils or imported gravel devoid of vegetation, topsoil and oversized rock. Surface Drainage: The following drainage precautions should be observed during construction and maintained at all times after the residence and detached garage have been completed: I) Inundation of the foundation excavations and underslab areas should be avoided during construction. 2) Exterior backfill should be adjusted to near optimum moisture and compacted to at least 95% of the maximum standard Proctor density in pavement and slab areas and to at least 90% of the maximum standard Proctor density in landscape areas. 3) The ground surface surrounding the exterior of the building should be sloped to drain away from the foundation in all directions. We recommend a minimum slope of 6 inches in the first I 0 feet in unpaved areas and a minimum slope of 3 inches in the first I 0 feet in pavement and walkway areas. 4) Roof downspouts and drains should discharge well beyond the limits of all backfill. Percolation Testing: Percolation tests were conducted on August 4, 2006 to evaluate the feasibility of an infiltration septic disposal system at the site. One profile pit and three percolation holes were dug at the locations shown on Figure 1. The test holes (nominal 12 inch diameter by 12 inch deep) were hand dug at the bottom of shallow backhoe pits ·and were soaked with water one day prior to testing. The soils exposed in the percolation holes are similar to those exposed in the Profile Pit shown on Figure 2 and consist of about I Y, feet of topsoil and I foot of silty sand overlying slightly silty sandy gravel with cobbles and small boulders to the pit depth of 4 feet. Groundwater was encountered in the pit at a depth of3 feet. The percolation test results are presented in Table I. The percolation test results generally indicate an infiltration rate between 30 and 36 minutes per inch. There was 6 inches of water from soaking the previous day in test hole P-3 which did not lower in I Y, hours of observation. Percolation tests conducted on the lot as part of the preliminary study had infiltration rates of 8 minutes per inch. Based on the subsurface conditions encountered, particularly the shallow groundwater, we recommend that a professional engineer design the infiltration system. Limitations: This study has been conducted in accordance with generally accepted geotechnical engineering principles and practices in this area at this time. We make no warranty either expressed or implied. The conclusions and recommendations submitted in this report are based upon the data obtained from the exploratory pits excavated at the Job No.I06 0652 -4- locations indicated on Figure I, the proposed type of construction and our experience in the area. Our services do not include determining the presence, prevention or possibility of mold or other biological contaminants (MOBC) developing in the future. If the client is concerned about MOBC, then a professional in this special field of practice should be consulted. Our fmdings include interpolation and extrapolation of the subsurface conditions identified at the exploratory pits and variations in the subsurface conditions may not become evident until excavation is performed. If conditions encountered during construction appear different from those described in this report, we should be notified at once so re-evaluation of the recommendations may be made. This report has been prepared for the exclusive use by our client for design purposes. We are not responsible for technical interpretations by others of our information. As the project evolves, we should provide continued consultation and field services during construction to review and monitor the implementation of our recommendations, and to verifY that the recommendations have been appropriately interpreted. Significant design changes may require additional analysis or modifications to the recommendations presented herein. We recommend on-site observation of excavations and foundation bearing strata and testing of structural fill by a representative of the geotechnical engineer.
