Balconies and decks over 30" high must be constructed to all IBC and IRC requirements including guardrails. 6) Outside grading completed so that water slopes away from the building; 7) Exceptions to the outside steps, decks, grading may be made upon the demonstration of extenuating circumstances., i.e. weather. Under such circumstances A Certificate of Occupancy may be issued conditionally. 8) A final inspection sign off by the Garfield County Road & Bridge Department for driveway installation, where applicable; as well as any final sign off by the Fire District, and/or State Agencies where applicable. When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. All plans submitted must be incompliance with the 2003 IRC for Residences and 2003 me for Commercial Offices and Storage. 1 1. Is a site plan included that identifies the location of the proposed structure or addition and distances to the property lines from each comer of the proposed structure prepared by a licensed surveyor and has the surveyors signature and professional stamp on the drawing? Properties with slopes of 30% or more must be shown on site plan. (NOTE Section 106.2) Any site plan for the placement of any portion of a structure within 50 ft. of a property line and not within a previously surveyed building envelope on a subdivision final plat shall be prepared by a licensed surveyor and have the surveyor's signature and professional stamp on the drawing. Any structure to be built within a building envelope of a lot shown on a recorded subdivision plat shall include a copy of the building envelope as it is shown on the final plat with the proposed structure located within the envelope. Found tion Information IMPOTANT INFORMATION, PLEASE READ! IRC Foundation Guidelines I. Ti1e footer and perimeter walls are to use measurements from the attached foundation print. Measuring the home is not a reliable method for dete1mining foundation size. The contractor should check the attached print to any other prints (such as engineered prints) to verify both match, prior to beginning foundation. Variations from this print, that result in installation problems will be the responsibility of the contractor or the home buyer. 2. The attached foundation design lips not been engince1•ed to meet specific soil conditions. 3. There are two basic types of foundation designs that the home buyer and contractor must be aware of: a. Vented crawlspace-This home must have floor insulation installed at the factory or on site. Vents must be installed to manufacturer's specifications. b. Non-vented basement-This home must have floor insulation if the basement is unfinished or no floor insulation if basement is heated. This scenario can differ, depending upon State and Local Codes. Buyer must verify what is needed based upon local building codes. 4. Golden Villa Homes does not make the following connections, unless specifically noted in writing in your home purchase contract. Buyer is responsible for the fallowing connections. a. Sewer lines under home. Factory stubs dmin line through floor only and they must be interconnected. b. Water lines. Water lines are run to all fixtures. There is one central connection that must be made. c. Gas lines. The gas lines are not present and must be connected to individual appliances. d. Electrical. Power lines from utility company to interior meter panel are the responsibility of others. Wiring is complete Jrom home fixtures to panel box, except hard wire crass over, which must be connected by others. e. Dryer vent connections to exterior of home. f. Water heater pan and pap off drains to exterior of home. g;. Furnace and A/C drain lines to sewer or exterior of home. 5. Most Cities and Counties require restroom facilities to be available at all times during construction. Ottr Contractors have the same requirements. Seller will supply restroom facilities from start of home installation to completion of home installation. 6. The contractor must pmvide a crawlspace access so setup materials can be removed from under the home. Minimum dimensions are 36''x 30" x 36" net. If the contractor or buyer choose to use an interior crawlspaces access, all modifications and finish ofthe access is the responsibility of others, unless specifically noted in writing in the final Home Order. This method could result in additional dirt and wear in the homes interior. 7. Bonnavilla Homes and Four Season Homes foundation designs show pad supports for the marriage line. Golden Villa Homes strongly recommends thnt a continuous footer and pony wall be with heavier beams at point loads, used in place of posts on crnwlspnce foundations. 8. On vented crawlspaces, the manufacturer requires a minimum percentage of crawlspace venting. A good rule of thumb is to install 1 'h sf afventing for every 25 If of foundation perimeter. Local Building Codes must also be followed. 9. FOUR SEANSONS HOMES AND ADMIRATION BUILDERS OFFER FLOOR INSULATION AS AN OPTION. BONN A VILLA HOMES OFFERS FLOOR INSULATION FOR HOMES AS AN OPTION. lfthere is no lloor insulation present from the manufacturer of the home and any portion on the foundation is a crawlspace, the crawlspace floors.!!!.!!§! be insulated by the home buyer to meet State, County or City requirements. I 0. Admiration Homes do not offer factory installed Furnaces, heat ducting or Hot Water Beaters. These items must be installed on location and are not included in the homes purchase price unless noted in writing in the home sales contract, II. Admiration Homes have electrical panels designed for installation in a basement unless specifically noted on the home order. If you are installing an Admirationl-lome on a crawlspace, please verify the breaker panel is inslalled upstairs or on the main level. 12. The buyer or contractor is required to install a2" x 6" treated sill plate. The bolts used to anchor this sill plate must not be recessed into the plate. The threads must be cut off at the top of the nut. The sill plate will be used to anchor the home to the foundation, so a strong connection is imperative. Anchor bolts should be centered or set slightly toward the interior of the foundation, not toward the e:>..1erior of the foundation. 13. The Ridge Beam on Bonnavilla Modular Homes is a 12" laminate beam. The floor joists are 2xl0. This results in a 2.75" height difference that must be accounted for in the cente1· line supp01·t construction. The laminate beam is notched at each end of the home, to eliminate perimeter foundation modification. lf purchasing a Four Seasons Modular, there is no height difference between ridge beam and floor joists, so the pony wall should be same height as sill plate or slightly lower, 14. Jfa crane is to be used, the site must be inspected prior to construction to verify specific placement requirements for the crane and the home sections. Unless specifically stated in writing, crane are not included in the standard setup pricing included with the homes price. !5. Rollover Setup Requirements-There must be 30" of the foundation exposed in order to roll a home onto a foundation. The pad on the rolling side or sides must be flat and level. The foundation wall must be backfilled and compacted leaving the 30" exposed wall. The rollover pad is considered the area extending 20' out from the foundation and the full length of the foundation, pIus 5' for the transport hitches, Accommodations must be made for the delivery truck at the end of the pad site. Grading of site is the responsibility of others. Ramping too steep of an approach will result in setup delays and downtime expenses. It is preti:rable to access both sides of the foundation for a rollover setup. One sided roll-ons can be done, but greater coordination of delivery and roll-on is required (see figure !a. attached). If30" wall is not exposed, the set crew may require a crane to set the home at the home buyer's expense. Triple Section Homes must be rolled from both sides ofthe foundation. One sided roll-ons for any triple section home will not be allowed. 16. Stem wall height is to be a minimum of31 \1:," including sill plate, but not including the footer. Buyer must notify seller if this measurement of wall height exceeds 48". 17. If ICE-BLOCK foundation is installed and the outside ICE-BLOCK measurements exceed the homes width buyer must remove Styrofoam on outside of foundation to a point 3" below the top of the 2" sill plate. This is to allow siding to cover sill plate and to prevent Styrofoam from buckling the homes siding. 18. The transport platforms must be able to be moved out ofthe way, without impeding other sections to be setup. Generally platforms are picked up every 3 to 4 weeks. If tl1is time frame is a problem, please notify Golden Villa Homes installation or service department at (970) 245-0741 2 19. AFTER INSTALLATION OF HOME. When backfilling the crawlspace, there must be a minimum 2% grade for l o· to channel water away from the foundation. Backfill must be at least 4" below crawlspace vents in order to prevent water draining into the crawlspace. Proper grading is the contractor or buyer's responsibility. The setup installer has the right to refuse to set any home that appears to not have adequate drainage on site. 20. Additional Basement Specifications. Foundation venting requirements are not required for basement foundations, unless required by local building codes. Although exterior access is required for seUJp equipment removal, a crawlspace access is not required. Backfill can be completed to County specifications as long as a minimum 2% slope for 1 0' is maintained and the backfill is a minimum of 6" away from bottom ofsiding on the home. The installers will not remove setup equipment through interior basement access using portable laddm·s, other arrangements must be made by customer or contractor. The basement floor must be completed prlo1· to installation of the home, unless a crane is to be used. If craning without the floor installed, footings must be installed and proper height posts supplied. In the event of a day-light basement, the home must be installed from the backfilled side of the foundation. If that is not possible a crane set will be required to complete the set ofthe home. · 21. If you purchased a Bonnavilla Modular Home with a deck, there should be a porch Sttpport detail attached to this information. Bonnavilla Modular decks require specific support noted on the home print of the above mentioned detail and cannot be enclosed unless specific drainage is provided to remove moisture from crawlspace under open deck slats.
