Re: BLCO-11-13-3053
Dear Dave,
We will comply with the following requirements you have outlined for the building permit for
the Ironbridge Grill:
1) Plans indicate an A3 occupancy classification. The appropriate classification for the grill is A2
per IBC, Section 303.1 have redlined this correction on the plans.
2) An occupancy classification was not noted for the basement addition. Based on our
conversation, an S2 occupancy classification is appropriate for storage use. I have redlined
this notation on the plans.
3) Plans do not specify an NFPA 13 automatic sprinkler system to be Installed. Per IBC, Section
903.2.1.2, item t 2, an automatic fire sprinkler system shall be provided in A2 occupancies
with an occupant load of 100 or more. I have redlined this requirement on the plans.
4) Plans show direction of door swing inward. Per IBC, Section 1008.1.2 specifies doors shall
swing in the direction of egress travel where serving an occupant load of 50 or more persons.
I have redlined this requirement on the plans.
5) The stairs on the added decks specify a 7 Y." riser height. Per IBC, Section 1009.4.2, the
maximum riser height shall be 7 inches. I have redlined this requirement on the plans.
6) Plans specify or show no handrails for stairs at service window and decks. Handrails are
required per IBC, Sections 1009.12 and 1012. I have redlined this requirement on the
plans.
The added decks which adjoin the two building must be accessible.1 have redlined the plans
to provide an accessible ramp as required per IBC, Chapter 11 and built to ICC/ANSI A117.1-
2003, Section 405.
8) Occupant loads over 50 require doors to swing in the direction of
egress travel per IBC, Section 1008.1.2. I have redlined this
requirement on the plans.
9) The exterior stairs which provide access/egress to the basements

NI )
must be designed so water will not accumulate per IBC, Section 1009.6.2. I have redlined this
requirement on the plans.
10) light and Ventilation is required in the basement S-2 occupancy per IBC, Section 1203.1 and
IMC, Section 403. I have redlined this requirement on the plans.
11) The spray foam insulation in the covered porch roof requires a thermal barrier per IBC,
Sections 2603.4 or 2603.9, !have redlined this requirement on the plans.
12) Floor drains shall not be connected to the foundation drain system and must terminate away
from the foundation per the recommendations of the geotechnical report. I have redlined
this requirement on the pians.
Please let me know if I can provide any further information,
Thank you,

Jim;
I wanted to confirm our phone conversation from the site regarding revisions to the foundation wall thicknesses.
The revised set of plans dated "11-21-13 PERMIT REV" indicates 8" concrete walls typical unless noted otherwise. The
only wall
noted otherwise is the tall wall on grid A which is 10" thick. The details on 53.1 have been revised to reflect these
changes.
Thanks for your help.
