IV. FINDINGS

2. That the meeting before the Planning Commission was extens'ive andcomplete, that all pertinent facts, matters and issues were sub-mitted and that all 'interested parties were head at that meeting.
3. The Prelim'inary Plan conforms to the Preliminary Plan requirementsof Garfield County Subdivis'ion Regulations.
4. The Preliminary Plan conforms to the requirements of the zonedistrict in which the development is located.
5. That for the above stated and other reasons, the Preliminary Plan
appears to quality for approval f,y thjs Board.
RECOMMENDAT I ON
The Planning Commission recommended approval with the follow'ing conditions:
1. The covenants will be recorded with the Final plat.2. That a 10,000 ga11on water storage tank, with a freeze-proof stand pipe

This water storage should be plainly marked and centrallylocated in the subdivision, with year arbund access to thestorage tank. This means roads kept clear at all times

we have reviewed the above referenced subdivision proposal. The proposedsource of water for the five lots is individual we1ls. The five wells wouldbe allowed by the proposed augmentation plan in water court case No. g2cl^I13g.
The proposed augmentation plan would set a limitation of 2000 square feetof lawn and garden irrigation with each unit. LivesEock would be limited totwo head per unit. Reservoirs are required to store warer for later augmenta-Eion releases. we can recommend approval conditional ;o;; "-ii".r decree fromEhe water court and subject to the foltowing additional conditions:
