And thank you for the comprehensive response to the conditions of approval from the preliminary review, for both properties. Receipt of the DRC fee of$20,000 builder's completion deposit, $3,000 CRAF and $4,598.94 is hereby acknowledged. The DRC has found the review complete and approved the submitted plans at their meeting March 18, 2015. Although the DRC found the plans ready for final approval there are several items that require additional information or revisions. Please make the following revisions and submit the appropriate set of plans: 1 . It was represented that "weathered wood" asphalt GAF shingles will be used. 2. It was represented that Yosemite Brown will be used in the driveway. 3. Please provide a new cut sheet for the exterior light fixture. The DRC did not support using the same fixture as on Lot D-18 or the alternate that was shown at the meeting. Please provide prior to the pre-construction meeting. 4. Please revise the landscape plan to include the banding and driveway concrete pattern, please locate the irrigation pump, add the address monument, and pump detail. Please provide prior to the pre-construction meeting. 5. The DRC directed that all vegetation proposed along the ditch be field verified by Jake Falke the Golf Course Superintendent as well m; the ditch maintenance access route depicted on the plans. 6. Finally, to enhance the screening of the driveway and garage doors of Unit B, the DRC requests that shrubs and an evergreen tree be installed on Lot C-1 outside of the ditch access corridor. This new vegetation shall be added to the revised landscape plan. The DRC believes this request to be appropriate because Mr. Shapiro also owns Lot C-1. 7. The DRC approved the exterior material and color palette for Lot D-19. The DRC requires a building height verification survey to be completed prior to the rough framing inspection (dry-in) inspection and performed by a Colorado professional land surveyor and shall include a statement by the surveyor stating whether the building is/is not in compliance with Garfield County building height rules. The owner or owner's representative shall submit a completed height survey to Aspen Glen DRC. Cost of the survey wiH be deducted from the builder's completion deposit if the submitted survey was incorrect. A pre-construction meeting on site is required before construction may commence. In addition, two additional site inspections arc required during construction of the residence . Please contact the DRC Administr.itor at (970) 963-8434, upon completion of the dry-in phase of construction and for a final site inspection by the DRC. Details of these procedures arc contained in the Design Review application packet. Failure to call for any of these inspections will result in $1000 per violation which will be deducted from the builder's completion deposit. Prior to closing the file and returning the builder's completion deposit, copies of the Certificate of Occupancy and an Improvement Location Certificate must be provided to the DRC. The DRC may elect to withhold a portion of the Builder's Completion Deposit to ensure that final landscaping is completed and growth is assured. Finally, the HOA ha<> adopted a schedule of Violations & Fines. A copy of which will be provided at the pre-construction meeting. Please f arniliarize yourself and your sub-contnictors and employees with the schedule to avoid unnecessary costs. Please keep in mind that a copy of your approved plans is kept on file for periodic review by the Design Review Committee to assure compliance with your approved plans. Any anticipated changes from your approved plans must be submitted to, reviewed by and receive approval from the Design Review Committee prior to making any changes.
