The following items are required by Garfield County for a final inspection:
1. A final Electrical Inspection from the Colorado State Electrical Inspector;
2. Perrnanent address assigned by Garfield County Building Department posted where readily
visible from access road;
3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water, non-absorbent
kitchen floor coverings, counter tops and finished walls, ready for stove and refrigerator, all
necessary plumbing;
4. A complete bathroom, with washbowl, tub or shower, toilet stool, hot and cold running water,
non-absorbent floors and walls finished and a privacy door;
5. All steps outside or inside over three (3) steps must have handrails, guard rails on balconies or
decks over 30" high constructed to all 1994 UBC requirements;
6. Outside grading done to where water will detour away from the building;
7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of
extenuating circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until
all the required items are completed and a final inspection made.
A CERTIFICATE OF OCCUPANCY WILL NOT BE ISSUED UNTIL ALL THE ABOVE
ITEMS HAVE BEEN COMPLETED.

MINIMUM APPLICATION REQUIREMENTS
for
MANUFACTURED HOMES
In order to understand the scope of the work intended under a permit application and expedite the issuance ofa
permit it is important that complete information be provided. Adequate and complete information will prevent
delays in the plan review process. Reviewing a plan and the discovery that required information has not been
provided by the applicant may result in the delay of the permit issuance and in proceeding with building
construction. The owner or contractor may be required to provide this information before the plan review may
proceed. This causes delays because other plans that are in line for review may be given attention before the
new information may be reviewed after it has been provided to the Building Department.
Please review this document to determine if you have enough information to design your project and
provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a
book titled "Dwelling Construction under the Uniform Building Code". This book is available to you
through this department at our cost. Also, please consider using a design professional for assistance in
your design and a construction professional for construction of your project.
To provide for a more understandable plan in order to determine compliance with the building, plumbing and
mechanical codes, applicants are requested to review the following checklist prior to and during design.
Applicants are required to indicate appropriately and to submit the completed checklist at time of application
for a permit.

twenty-four (24) hour notice for inspections will delay your inspection one (1) day. Inspections

Dear Mr. Ballegeer:
The purpose of this letter is to provide design recommendations for cast -in-place concrete foundations to
support a single story, manufactured residence, approximately 76 feet by 26 feet 8 inches. The proposed
residence is a Guerdon Homes, Inc. Manufactured Home Model AC -4768B. The structure will be
founded a perimeter wall over a crawl space. The interior supports will be founded on isolated pad
footings.
These recommendations are based the data provided, which includes Guerdon Homes, Inc. Figure 4.3A,
Typical Blocking Layout for Multisection Homes; Guerdon Homes, Inc. Figure 4.1A, Minimum Frame
Pier Capacities; Geotechnical Investigation Report for Lot 4 County Road 235, by John P. Ballegeer,
P.E., dated February 7, 2002; and Garfield County Building and Planning, Manufactured Homes
Installment Requirements.
Perimeter Wall - The perimeter wall should be founded on a 10 -inch deep by 30 -inch wide footing. The
stem wall should be 8 inches thick. The finished grade of the backfill outside the wall should be placed
no closer than 6 inches from the top of the wall. Steel reinforcement should be placed in accordance with
the details shown in the attached Figures 1 and 2 and the General Notes.
Main Beam Footing - The main beam support piers should be founded on a 10 -inch deep by 18 -inch
square footing. Steel reinforcement should be placed in accordance with the detail shown in the attached
Figure 3 and the General Notes.
Mating Wall Footing - The mating wall support piers should be founded on a 10 -inch deep by 36 -inch
square footing. Steel reinforcement should be placed in accordance with the detail shown in the attached
Figure 3 and the General Notes.

DESIGN CODES
The requirements of the Uniform Building Code as published by the International Conference of Building
Officials, shall govern the design and construction of this work. The following codes and editions were
used:
International Conference of Building Officials Uniform Building Code (UBC 1997)
American Concrete Institute Building Code (ACI 318-89)
Details and Detailing of Concrete Reinforcement (ACI 315-99)
CHANGES
Any changes to the structural drawings required due to the acceptance of alternates and/or substitutions
are the responsibility of the contractor and shall be submitted to the structural engineer for approval.
FOUNDATION:
See Geotechnical Investigation Report dated February 7, 2002, prepared by John P. Ballegeer, P.E. for
subsurface conditions, slabs -on -grade, backfill compaction, and foundation drainage.
EXCAVATION
1. Contractor shall provide all necessary sheeting, shoring and bracing where required to properly and
safely complete the work.
2. Avoid excessive wetting or drying of the foundation excavation during construction, keep excavations
reasonable free of water at all times and completely free of water during placement of the concrete.
BEARING REQUIREMENTS
1. Footings shall bear on natural undisturbed soil or adequately (per geotechnical engineer) compacted
structural fill, below the frost depth required by the applicable building code. Any discrepancies with
the footing elevations shown on the plans shall be brought to the attention of the engineer.
GENERAL REQUIREMENTS
1. Center foundations under columns and walls unless noted otherwise.
2. Provide foundation ventilation in crawl space areas as required by section 2317.7 of the U.B.C.
3. Walls should have temporary bracing in place prior to placement of the backfill.
CONCRETE
CONCRETE REQUIREMENTS
Concrete has been designed and shall be constructed in accordance with the latest editions of the
American Concrete Institute Building Code, ACI 318. Provide hot or cold weather protection per ACI
305 & 306.
1. Concrete shall have a minimum compressive strength at 28 days of:
Walls & footings 4,000 psi
Slabs 4,000 psi
2. Provide Type Il cement throughout with 4-6% air entrainment.
3. Concrete shall be placed at a 2 to 4 inch slump.
4. Mechanical vibration or other approved method by engineer shall be used to consolidate concrete.
5. No admixtures shall be used without approval by the engineer.
6. Water shall not be added to concrete at the job site.
7. Do not place pipes, ducts, or chases in the structural concrete without approval of the engineer.
REINFORCING
Detailing, fabrication, and erection of reinforcing steel bars shall comply with the AC1 Manual of
Standard Practice of Detailing Reinforced Concrete Structures ACI 315.
1. Reinforcing bars shall be ASTM A615 — Grade 60.
2. Concrete protection for reinforcement:
Cast against and permanently exposed to earth 3 in.
Exposed to earth or weather #6--#18 bar 2 in.
#3-#5 bar 1 l/ in.
Not exposed to earth or weather slabs & walls 3/4 in
beams & cols. 1 1/2 in
4. Re -bar lap splices shall be a minimum of 36 bar diameters unless noted otherwise. Lap wire fabric
reinforcement on full mesh plus 2" at sides and ends and wore together.
5. Discontinue' of horizontal steel across construction/control joints.
6. Provide accessories necessary to properly support reinforcing at the positions shown on the plans.
7. Reinforcing spacings are maximum on center and all reinforcing is continuous, unless noted
otherwise.
SLABS — ON — GROUND
1. All slabs -on -ground shall be 4" thick and reinforced with 6"x6" —W 1.4xW 1.4 welded wire fabric or
#4 @ 18" on center each way unless noted otherwise on the plans. Reinforcement to be placed in
center of slab.
2. Provide construction/control joints in slabs — on — ground not to exceed 15' on center or as shown on
the plans.
