Dear Mr. Penny: As requested, a representative of Yeh and Associates, Inc. observed a backhoe test pit at the subject site on November 2, 2004 to evaluate the soils exposed for the foundation support. The findings of our work and recommendations for the foundation design are presented in this fetter. A preliminary geotechnical report was conducted by HP Geotech in 2002, as referenced above. Yeh and Associates, Inc. work was done in accordance with our agreement for geotechnical engineering services for Grace Homes, Inc. dated November 5, 2004. At the time of our visit to the site, a backhoe pit had been excavated at the northwest corner of the building site. The soils exposed in the pit consisted of approximately 1 to 2 feet of silty sand fill overlaying native clay to the pit depth of approximately 4 feet. Results of swell - consolidation testing performed on a sample of the clay indicate the soils have low to moderate compressibility under conditions of loading and wetting (4.5%). A sieve analysis test indicates that the native soils consist of approximately 90% low plasticity clay, 956 sand, and L% gravel. Atterberg Limit test results indicate a liquid limit of 29, plastic limit of 19, and plasticity index of 10. The native clay classifies as CL by the Unified Soil Classification System. No free water was encountered in the excavation and the soils were moist. Considering the conditions exposed in the pit and the nature of the proposed construction, spread footings placed on the undisturbed natural soil designed for an allowable bearing pressure of 1,500 psf should be adequate for support of the proposed residence. This bearing pressure corresponds with the recommendations in the above referenced geotechnical report. The exposed soils tend to compress when wetted and there could be some post -construction settlement of the foundation if the bearing soils become wet. Loose disturbed soils in the footing areas should be removed and the bearing level extended down to the undisturbed natural soils. If expansive clays are encountered in building areas, they may need to be removed or the footings designed to impose a minimum dead load pressure to limit potential heave.
