The following items are required by Garfield County for a final inspection:
1. A final Electrical Inspection from the Colorado State Electrical Inspector
2. Permanent address assigned by Garfield County Building Department posted where
' readily visible from access road;
3. A finished,ioof, a lockable house, complete, exterior siding, exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water, non-
absorbent kitchen floor coverings, counter tops and finished walls, ready for stove and
refrigerator, all necessary plumbing;
4. A complete bathroom, with washbowl; tub or shower, toilet stool, hot and.cald running
water, non-absorbent floors and walls finished and a privacy door;
5. All steps outside or inside over three (3) steps must have handrails, guard rails on
balconies or decks over 30" high constructed to all 1997 UBC requirements;
6. Outside grading done to where water will detour away from the building;
7: - Exceptions to the outside steps, decks and grading may be made upon the demonstration
of extenuating circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until
all the required items are completed and a final inspection made.

In order to understand the scope of the work intended under a permit application and expedite the
issuance of a permit it is important that complete information be provided. Adequate and complete
information will prevent delays in the plan review process. Reviewing a plan and the discovery that
required information has not been provided by the applicant may result in the delay of the permit
issuance and in Proceeding with building construction. The owner or contractor may be required to
provide this information before the plan review may proceed. This causes delays because other plans
that are in line for review may be given attention before the new information may be reviewed after
it has been provided to the Building Department.
Please review this document to determine if you have enough information to design your
project and provide adequate information to facilitate a plan review. If you do not, it may be
helpful to obtain a book titled "Dwelling Construction under the Uniform Building Code".
This book is available to you through this department at our cost. Also, please consider using
a design professional for assistance in your design and a construction professional for
construction of your project.
To provide for a more understandable plan in order to determine compliance with the building,
plumbing and mechanical codes, applicants are requested to review the following checklist prior to
and during design. Applicants are required to indicate appropriately and to submit the
completed checklist at time of application for a permit.

Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and
drawn to scale.

decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line.
A section showing in detail, from the bottom of the footing to the top of the roof, including re -bar,
anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house -
rap, (which is required), siding or any approved building material.
A window schedule. A door schedule.
A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square
foot up to 7,000 feet in elevation, an 80 M.P.H. windshear, wind exposure B, windload of 15 pounds
per square foot, and a 36 inch frost depth.
All sheets to be identified by number and indexed. All of the above requirements must be met or
your plans will be returned.
All plans submitted must beincompliance with the 1997 UBC, UMC and 1997 UPC.
1. Is a site plan included that identifies the location of the proposed structure or addition and
distances to the property lines from each corner of the proposed structure(s) prepared by a
licensed surveyor and has the surveyors signature and professional stamp on the drawing?
Properties with slopes of 30% or greater must be shown on the site plan. NOTE: 1063.1
(7.) Any site plan for the placement of any portion of a structure within 50 ft. of a
property line and not within a previously surveyed building envelope on a subdivision
final plat shall be prepared by a licensed surveyor and have the surveyors signature and
professional stamp on the drawing. Any structure to be built within a building envelope
of a lot shown on a recorded subdivision plat, shall include a copy of the building
envelope as it is shown on the final plat with the proposed structure located within the
envelope.

6 of this Application will result in a Notice and Opportunity for a Hearing before the BMSA Board of

If a Variance is not granted by the BMSA/AC and if the Non -Conforming Items are not corrected within
60 days after the date of written citation, I/We will be served Notice of a Hearing before the BMSA Board
of Directors, and if UWe are found in violation of these Non -Conforming Items at the Hearing I/We will
be fined a minimum of 5500.00 per Non -Conforming Item. Notwithstanding the foregoing, I/We
acknowledge that the BMSA Board of Directors and/or Architectural Committee may pursue any legal
remedy available in the event of a non-compliance.

Failure to pay fines levied as determined at the Hearing may also result in a Lien being placed on your
Property or litigation Process initiated by the BMSA Board of Directors to secure conformance with this

department, drainage design or structural soundness, nor does it constitute assurance that the plans

No sitework or building construction may proceed on any Lot (including no preliminary site clearing,
grubbing, grade alteration, storing of material, foundation excavation, extension ofunderground utilities,
etc.) until the Project has received a Project approval from the Architectural Committee and has been
issued a Building Permit (as required by Garfield County for new home or Renovation projects).
2. All general building and site improvements construction for any Project shall be completed and shall have
issued a Certificate of Occupancy from the Garfield County Building Department no later than one (1)
year after the issuance date of this Architectural Committee Approval.
3. The complete landscaping and revegetation of the improved Lot, to specifically include the front, side and
rear yard areas, shall be completed no later than six (6) months from the date of the Certificate of
Occupancy.
4. If the selection of colors and /or landscaping plane are not included with this application they must be
submitted for approval before any action is taken to install the missing items.

any options or electricity.

INSTALLATION
1. Using a % hexagonal Key, remove the 4 self-
ddfFng wawa located on the right side of the
firebox (ape Photo 1).
2. Install the female section of the 2 hinges on
the right ride of the Ilrebox, but do not tighten
screws (see Photo 2).
'3. Install the fire screen as shown In (Photo 3
and 4) then lab:lathe handle (you could expe-
rience some oil -Amities the first time).
4. Finely. lighten the 4 hinge screws on the fire-
box.
OPERATION
1. Slide the door In Its storage space.
2. Open the sight a &uslon and pull the firesoreen from
Its storage apace.
ROTE: IF YOU DECODE TO USE THE FIRESCREEN
OPTION WHILE THE FIREPLACE IS STILL HOT,
MAKE SURE YOU WEAR GLOVES TO PREVENT
BURNS.
3. Align the lop pin of the screen's hinge into the top
hinge of the Unit Then align the bottom pin Into the
bottom }hinge pin.
4, Close the firescreess oven the firebox' opening and
latch the handle. (The handle must be in a horizon-
tal position, inched towards the bottom.)

The chase should bo constructed In such a way that

latad between the foaUngs and the floor of the home
to prevent haat loss. If the climate In your area is
mild, Insulate the chase at least to the first fire -stop.
If the climate in your Area is very cold, Insulate the
chase to the top to keep the flue warmer, to Increase
the draft, and reduce creosote buildup.
Some local codes require that the Walla be Insulat-
ed, vapor scaled and sheathed with a (Pry roiled gyp-
sum board (see Figure 10). We strongly recom-
mend Chia procedure for all Installations to prevent
cold drafts from originating in the fireplace enclo-
sure.

If you choose a masonry facade, you can adjust the
'depth' of the Ilreptecs with relation lo the extrusions by
adjusting the extrusion frame. Just unscrew the 3
screws on the inside af the 2 extrusions located an
each side.
Following whJch, you ran either pull on the support In
order to push out the extrusions from the front of the
fireplace, leaving the frame attached tO the fireplace
or, to facilitate the Installation of the masonry, simply
remove the support completely with its extrusions.
You con then Install the brick, gypsum or other non-
combustible covering. The covering can be applied
directly on the external casing.
Finally, replace the extrusion frame- Ensure that rt is
leaning against the covering you've just installed, and
