Subject: Drywell Comments, Lot 39, Pinyon Mesa, Cliffrose Way, Garfield

Dear Mr. Mellin
As requested by Luis Muriello, we are providing comments about the drywell we
understand was installed as the discharge point of roof gutter runoff collection.
Hepworth-Pawlak Geotechnical previously conducted a subsoil study for design of
foundations at the site, report dated March 21, 2013 and observed the building
excavation, report dated April 13, 2013, Job No. 113 044A.
We understand that underground, solid pipe has been installed to collect roof gutter
downspouts which discharge into a perforated concrete vault near the downhill, northwest
corner of the lot. The buried vault with perforations is typically called a drywell. We
understand that the drywell does not have an overflow. We did not observe any of the
piping system or drywell installations.
The clay soils encountered at the site have low infiltration and would not typically be
suitable for drywell construction. The fine-grained soils can erode into the drain gravel
and plug the drywell and shorten its effectiveness to drain water. It should be acceptable
to keep the drywell provided an overflow is installed. We understand from Mike
Bucchin, the HOA representative, the overflow pipe must discharge on Lot 39 before
flowing into the roadside ditch. We also understand from Mr. Bucchin that he has a
concern about connecting a roofgutter downspout of at the back patio to the underground
collection piping which needs to be resolved.
