MOVED BUILDINGS
In order to understand the scope of the work intended under a permit application and expedite
the issuance of a permit it is important that complete information be provided. Adequate and
complete information will prevent delays in the plan review process. Reviewing a plan and the
discovery that required information has not been provided by the applicant may result in the
delay of the permit issuance and in proceeding with building construction. The owner or
contractor may be required to provide this information before the plan review may proceed. This
causes delays because other plans that are in line for review may be given attention before the
new information may be reviewed after it has been provided to the Building Department.
Please review this document to determine if you have enough information to design your
project and provide adequate information to facilitate a plan review. if you do not, it may
be helpful to obtain a book titled "Dwelling Construction Under the Uniform Building
Code". This book is available to you through this department at our cost. Also, please
consider using a design professional for assistance in your design and a construction
professional for construction of your project.
To provide for a more understandable plan in order to determine compliance with the building,
plumbing and mechanical codes, applicants are requested to review the following checklist prior
to and during design.

Plans to be included for a Building Permit must be on draft paper at least 18"x 24"" and
drawn to scale.
Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with
decks, balcony steps, hand rails and guard rails, windows and doors, including the finish grade
line. A section showing in detail, from the bottom of the fooling to the top of the roof, including
re -bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation,
sheeting, house -rap, (which is required), siding or any approved building material.
A window schedule. A door schedule.
A floor framing plan, a roofing framing plan, roof must be designed to withstand a 40 pound per
square foot. up to 7,000 feet in elevation, an 80 M.P.H. windshear, wind exposure B, windload of
15 pounds per square foot and a 36 inch frost depth.
All sheets to be identified by number and indexed. All of the above requirements must be met or
your plans will be returned.
All plans submitted must be incompliance with the 1997 UBC, UMC and 1997 UPC.
Applicants are required to indicate appropriately and to submit completed checklist at
time of application for a permit:
1. Is a site plan included that identifies the location of the proposed structure, additions or
other buildings, setback easements, and utility easements showing distances to the
property lines from each corner of the proposed structure prepared by a licensed surveyor
and has the surveyors signature and professional stamp on the drawing? Slopes of 30%
or more on properties must be show on site plan. NOTE: 106.3.1 (7.) Any site plan for
the placement of any portion of a structure within 50 ft. of a property line and not within
a previously surveyed building envelope on a subdivision final plat shall be prepared by a
licensed surveyor and have the surveyors signature and professional stamp on the
drawing. Any structure to be built within a building envelope of a lot shown on a
recorded subdivision plat, shall include a copy of the building envelope as it is shown on
the final plat with the proposed structure located within the envelope.

Thank you for coming to the preliminary review on December 4th, and your presentation
to the Design Review Committee. This letter will advise you of the requirements for
your final submission. Receipt of your $1500 DRC review fee is hereby acknowledged.
Your plans have been approved conditional upon provision of the following at Final
Review:
A check for the Builder's Completion Deposit of $10,000 made to the Homeowners
Association at Aspen Glen. Payment of the Roaring Fork Water and Sanitation
Department tap fees for this duplex lot, and a receipt for same.
In regard to the architecture, please provide the following:
A sample board showing roofing materials, siding and trim materials, stain and
stucco colors as proposed, stone sample and/or a photo of the stone to be used and
showing the proposed lay-up pattern, window cladding color sample.
Please call out window trim and all miscellaneous trim sizes (caves and fascia),
and provide detail drawings for timber entry truss and timber awning at sw
elevations (include size of all timbers). A chimney and chimney cap detail is
required. Show muntin bars on windows as the home will be constructed, muntin
bars are to be mounted on the exterior side of the windows. Roof material must
meet design specifications of 30 year life and 340 lbs of weight per square.
In regard to the landscape and site plan, please provide or show the following:
Show the driveway concrete pattern and indicate color of concrete to be used.
Substitute more spruce trees/austrien pines for some of the junipers/ pinyons,
which grow too slowly for acceptable size in a reasonable time. Spruces and
pines should be a minimum of 8 feet. The 2 inch caliper shown on the
landscape/site plan for deciduous trees is acceptable, The landscape needs
additional landscape screening at the east property line toward the rear of the lot

and at nw property line/berm to screen the garages from adjacent lots.
The berms shown are too steep, please reduce their height to no more than 4 feet,
Please clarify the scale of grading contours on the final landscape/site plan. Call
out the square footage to be irrigated by the underground irrigation system. The
minimum "high intensity planting" for this lot is 6,000 sq ft, and the maximum
10,000, Please clarify location of the utilities coming to the house and provide
landscape screening as necessary. Please tie the building elevation and lot
grading/drainage plan (showing both the original and proposed finished grading)
on your final submission to the actual elevations on the lot.
