Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling Construction under the Uniform Building Code". This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Bpminreg03/2004 6 MOUNTAIN SPRINGS RANCH HOMEOWNERS ASSOCIATION Architectural Committee P.O. Box 342 Glenwood Springs, CO 81602 12 April 2004 Gerald and Janet Fedrizzi P.O. Box 487 Eagle, CO 81631 Dear Jerry, The Mountain Springs Ranch Architectural Committee, meeting on site on Sunday, 11 April, approved the architectural plans and site plan, as submitted for Lot 3, subject to the following condition and with the following recommendation: Condition Cif approval for Lot 3: The lot owner is required to establish a bond in the amount of $10,000 with the Mountain Springs Homeowners Association named as an additional insured and the bond shall remain in effect until a certificate of occupancy is issued for the home on Lot 3. Recommendation of the Architectural Committee with the approval of Lot 3: Recognizing the slope of the terrain at the home site; the planned entrance on the east side of the house; the access road to the site; and, planned parking area on the north side of the home, the Architectural Committee recommends that the lot owner consider moving the structure 8-10 feet to the west of the proposed site so as to provide easier road access, better grade for the parking area and less side -cutting of the hill for the entrance and parking. In consideration of the lot owner making this adjustment, the committee would allow cutting of brush and timber to the south of the adjusted site to permit improved site lines. The committee believes this would not only reduce cutting on the hillside, but also reduce cost of fill material and drainage costs for the lot owner. With these approvals and condition, you are permitted to proceed with home construction as submitted for Lot 3, as provided in ARTICLE IV.2 of the Protective Covenants for Mountain Springs Ranch. The final plans shall be retained by the Architectural Committee, with a copy forwarded to Bill Maltby, President, Mountain Springs Ranch Homeowners Association.
